Top housing markets

NEW YORK (CNN/Money) - Housing prices continue to defy forecasts of a slowdown.

Nationally, median home prices gained 8.8 percent in the fourth quarter versus the same period in 2003, according to a National Association of Realtors (NAR) report.

Here are the figures for areas around Massachusetts (Nantucket wasn’t listed)

Boston MA 9.4% $387,800
Springfield MA 10.7% $171,200
Worcester MA 9.2% $276,500

Interest Rates Rising: Don’t Panic. Yet.

Given the reaction in some quarters, mortgage rates at 6.01 percent plus .7 points are apparently an example of financial shock and awe, the first hint of oncoming economic depression, bursting housing bubbles, and looming currency devaluations.

Relax. The fact is those allegedly-worrisome 6 percent loan levels are ludicrously cheap by the standards of recent decades and cheaper even than mortgage rates last year. The time to worry is in the future, a time which may not be so far away.

But first, the good news.

In June, 2003 we saw the lowest mortgage rate in 45 years — 5.21 percent plus .5 points. Now we’ve just topped 6 percent. Seen another way, rates have risen a …

In Naples, Fla., some houses have been bought twice in a single day, an early-21st-century version of day trading. Buying stocks on margin has morphed into buying homes with no money down. The over-the-top parties of Internet start-ups have been replaced by flashy gatherings where developers pitch condos to eager buyers.

According to a study released by the National Association of Realtors on Tuesday, second homes accounted for more than a third of residential real estate transactions in 2004.

Second homes typically fall under the category of vacation home or rental property, though many owners of vacation homes also rent out their property.
