What is happening with the real estate market?
The Nantucket real estate market continues to churn. Transaction volume is
down roughly 20%, but keep in mind that is down from a seasonally adjusted
dollar volume of $850M. Inventory is up to roughly 750 properties on the
market, from roughly 620 properties at this time last year. There is more
negotiating, as properties on average are selling for 83% of their asking
price, compared to 87% last year. Nantucket is typically the last one into
slowdowns and the first one out, so many are predicting that we have
bottomed. That being said, now is a great time for a Buyer to be shopping
in a Buyer's Market. |
