IMPORTANT RENTAL DETAILS
IT IS THAT TIME AGAIN...

The 2010 rental season was our 32nd rental year and most successful to date. We are pleased to announce that we had increased bookings by about 10% over 2009 numbers. We are already booking many 2011 rentals. In order for us to provide the best service to you please read the enclosed comments and contact us with your 2011 rates and availability.

Our goal is to lease your property to qualified tenants, and provide you with as much repeat business as possible. If you have any questions, comments and/or suggestions please feel free to contact us. Thank you for working with JPFCO.
  RATES

In an effort to be environmentally conscientious, JFPCO has not mailed hard copies of the 2011 rate/availability update sheets to each of you. This digital version is the replacement. Most owners are now offering one weekly rate for June, July, August and September and often have their own individual method of contacting all of the offices.

Please visit our website www.jpfco.com to update the Homeowner Update form under the Renter tab on the homepage. If you would prefer to write out rates and availability, please click on the rate sheet below, print it, and complete it. If email would be easier, please forward your rates to office@jpfco.com or fax them to 508.228.8756.

If you are unsure of how to price out your rental property, any of the JPFCO agents would be more than happy to assist you.

The number of rental properties available to tenants has greatly increased over the past few years, any extras that you can offer increases your chances of getting a solid season of bookings. For this reason and from overall tenant feedback, we are incorporating the cleaning into the rental rate. Excessive cleaning charges can still be deducted from the security deposit. Please let us know how many hours of exit cleaning are included in the rental rate. Please get back to us as soon as possible, the properties that already show 2011 rates are already getting 2011 bookings.

LEAD PAINT: Properties built prior to 1978 may contain lead paint. We are required to have owners of such properties complete a Tenant Lead Law Notification prepared by the Massachusetts Dept of Health. The form is enclosed, please click on the tab below, and print and complete the form and return it to JPFCO.

INCREASE YOUR BOOKINGS
  CRITERIA FOR A SUCCESSFUL RENTAL SEASON

• Homeowner will provide our office with 3 working keys.

• Homeowner will arrange for rubbish removal, provide clearly marked recycling bins & schedule regular lawn service.

• Homeowner will display in their home information regarding rubbish pick-up, caretaker contact info, emergency numbers, and house rules.

• Homeowner will employ a cleaning service to clean the house thoroughly at the beginning of the season, inform the cleaning company of every rental and make sure there is an adequate supply of soap, detergent, and a large supply of CLEAR plastic trash bags, toilet paper, and paper towels. If the home has a gas grill please have a full propane tank, as well as a spare.

• Homeowner will contact our office with bookings from other offices so that our agents can give potential tenants accurate information.

• Homeowner will employ a caretaker who will be available when questions arise at the rental property. Homeowner will supply JPFCO with the cell phone and contact info for this caretaker.

The above criteria have been adopted by most rental agencies on the island. We are working cooperatively and consistently with other agencies in order to create standards for the tenants and the owners alike.

If there are ANY changes to your property please include those as well. This past season, tenants most often requested properties offering high-speed Internet service, flat screen TVs, DVD players, new sheets, towels and mattresses, A/C, I-pod docs, and teak patio furniture sets. Properties with these amenities are being selected first.

Please note that JPFCO holds the security deposits. It is important that we return the security deposit to the tenant within 60 days of their departure. Please include an average turnover cleaning, IN TERMS OF HOURS, in your gross rental rate. If the cleaning is not included in the lease we need to be made aware of the situation when the lease is drawn up so that we can inform the tenant.
