Both the NLC and the NCF are town agencies that protect and preserve the island's resources, but there are differences. The Land Council sponsors various studies of effects of projected island population growth. The Conservation Foundation acquires and manages conservation land on Nantucket for public benefit. They are in charge of protecting almost 1/3 of the island. |

King of the Castle
Over the last couple of months I have opined about the 4 1/2% solution (mortgages) and the need to be in tangibles. It appears the 4 1/2 % mortgage is a fact, and those of us who can afford to, should take advantage of this opportunity. Is it a once in the life opportunity? Not necessarily, but for this newly-minted grandfather, probably so. Again, look for properties in above average locations that will more than carry themselves at 4 1/2 %. Do NOT buy anything for which you cannot afford the mortgage on your current income.
Now, as for tangibles. You want to to own stuff that you can get your hands around. You know it exists, and you, and only you, are the manager. What falls in this category? Three things come to mind. Wholly owned companies, commodities (gold, silver, etc.), and, of course, real estate. Real estate is yours. You know where it is, you can walk around and touch it and know you are the king of the castle. Well, real estate is also the king of the castle, and if you can afford it, now is the time to buy.
