Do you really want to sell your house? Come out of the gate with a realistic list price!
The most important thing a seller must do is be realistic on the listing price of the property. Overpricing your property and waiting to negotiate with a buyer will probably not work in today's market. Sellers and their agent need to look at comparable sales in your neighborhood in the last 3 to 6 months and price the property based on what those properties sold for. Comp sales for the previous few years are not currently relevant. Always remember to compare apples with apples i.e. similar upgrades, square footage, location, and expansion possibilities. |

Democrat or Republican. I don't care. This economy is in shambles. And the worst is yet to come. Sears trading at 64 times earnings. Come on. There's an expression on Wall Street. A.S.S. Always short Sears; which I did yesterday. In case you haven't gottin' it. The name of the game, mates, is hard assets: to wit; gold, silver, copper, platinum, and, of course, real estate. The difference among them? Only real estate produces income. So for now; happy Craft Masters. |
