Buy local and win!
Each year the Chamber of Commerce holds an annual red ticket drawing. From November 1st through December 24th participating chamber businesses give out a red ticket for each $25 worth of purchases. This is a fun incentive program for holiday shoppers to buy locally and support island businesses. Participating vendors have a red ticket sign in their windows. The drawing will be held on Wednesday, Dec 24th at 3pm on Main Street. The Town Crier and current Nantucket Jr. Miss draw the lucky winners. Five $1,000 prizes and one $5,000 grand prize will be awarded to the ticket holder, who must be present to win.

Price Your Property Correctly Out of the Gate!
Price is the single most important factor in determining how fast your house will sell. Today's buyers are sophisticated and savvy and will know if your house is over-priced. Relying on price reductions down the road are not effective, and can cost you viable buyers who are ready to move immediately. Listen to the advice of your broker, and use recently sold comparables in your neighborhood to set your list price. |

| RENTAL BUZZ |
No Change, Same as Last Year, Identical to 2009
...is what we have been hearing in response to the yearly question, “What will your rates be for the new season?” It seems that the more motivated homeowners are taking into consideration the still soft economy, and are setting their prices retroactively. This office is also seeing more rental inventory then in the past, which is most likely also an effect of the economy. The fairly priced homes with good amenities are already getting booked. If you have questions on rates for your property, please contact our office. |

| NOTES FROM PEPPER THE ELDER |
Got Land?
Those autographed pictures of Mr. Ed are looking pretty good now; I hope you held on to them. The dollar had a good week, but I don't think it will hold. One caveat though, If Obamacare is defeated (and there's a good chance that will happen) the dollar and real estate are going to go up. Why? Because there will be renewed confidence in the good Ol' U.S.A. Logically, gold, silver, etc. will get clobbered. But commodities will come back with a vengeance. Commodities rise when there is economic fear. The constant in this sea of turmoil: real estate and farm land. Yes, I distinguish between the two. And, don't buy farm land without a farmer, unless you're prepared to don the old Farmer Browns and get out the hoe. See, there is another use of the word. |
