ISLAND HAPPENINGS
Want to exchange ideas, rant, rave, read articles, or see photos about the local scene on Nantucket?

Check out YACK, Nantucket’s local online community. Grant Sanders, YACK host, started a yahoo group in 1999 to focus on town politics and town meetings. There were just a few members and 5 posts the first year. By 2005 YACK boasted over 800 members and 20,000 posts and moved to its new home at www.yackon.com. It became a full-strength, open-source website with forums, ads, and dynamic pages. It is considered by many to be a great place to get the true pulse and inside scoop about island life.

REAL ESTATE BUZZ
What Else Does it Take to Sell Your House?

MAKE IT INVITING: Get rid of clutter, paint the house, consider moving extra furniture into storage.
MINIMIZE SURPRISES: Have a home inspection performed prior to listing. Make necessary repairs.
THROW IN SOMETHING EXTRA: Your car, the furniture or offer to pay the closing costs or Land Bank fee.

RENTAL BUZZ
New bedding really makes a difference...

Although we say it every year, and we write about it every year, it really is the truth. The bedding needs to be replaced every few seasons, this includes everything from the sheets to the duvet covers to the blankets. It will truly get you more bookings. If you factor annual upgrades for your rental property into your budget, it won't catch you by surprise, and your tenants will spread positive feedback, one of the best ways to get more weeks booked.

NOTES FROM PEPPER THE ELDER
A Wink and a Nod!

Hi Ho. Hi Ho. It's off to work we go. You can officially call me, Dalton, and Pepper II, Colonel, the preferred appellation for licensed auctioneers, which the three of us now are. Why, you may ask? Well we feel that once the more enlightened among us come to fully comprehend that auctions are not necessarily distressed-related, and can be the most efficient way of disposing of property, they will become increasingly popular. For instance, we feel the one in Shimmo last fall went rather swimmingly. We also feel that Nantucket real estate auctioneers should be thoroughly intimate with their environs, which we are, and to the best of our knowledge current auctioneers are not. I'll go over the various vehicles for auctioning in the next letter. Colonels we may be, but in our households the Generals wear skirts.
