  Back to the Auctions

Okay. Back to the auctions, and, by that, I mean real estate auctions. Live stock, tobacco and other commodities have their own vernacular, which enables the auctioneers to proceed in a rapid staccato fashion, which explains why we could never figure out what the hell they were saying in the old American Tobacco ads. Basically there are two types of auctions: The familiar open air style and the less used sealed bid. These also are divided into various segments. Open air can either be absolute or reserve. Sealed bid can be absolute or reserve, as well, but more on that later. In the absolute fashion, there is no minimum and the highest acknowledged offer is accepted. Period. Reserve, the most popular vehicle, is precisely that. There is a reserve that should be met for the property to be sold. I say should because the Owner can waive it during the auction. In most non-distress auctions, the Owner(s) are in attendance. Absent instructions from Owners, auctioneers have near dictatorial powers, including refusing to acknowledge a bid, simply not allowing some to bid, and waiving the certified check qualification.
