Island TV Service
Nantucket switched to digital TV service so many TV's will only view up to Channel 22 without a cable box or an adapter that can must be obtained at the Comcast office on Monomoy Road, and then installed.
It is encouraged for all homeowners and/or caretakers to test each TV in each rental property to see if there is a problem. The sooner the better, the local Comcast office is anticipating May and June to be very busy with many island residences needing to go upgrade prior to the busy summer season..... |

Getting the contractors....
Is it a sign of the recovery? It is officially hard to get the HVAC guys, electricians, plumbers, and painters to call back again. The price of labor has come down and property owners on island are taking advantage of this opportunity to do improvements and maintenance to their homes. Plus, during the recession, many non-islander labors left the island, and we are back to our core group of builders. All of this said, the houses that are getting the most sales showings are turn-key, sold furnished, ready to move-in properties....even with the lower cost of construction it shows that buyers are still not eager to take on a project, unless it is at rock bottom prices. |

It is often thought that a better vacation deal can be won by renting directly through an Owner on a do it yourself website. Following are a few reasons to utilize an Agency instead. There is safety in renting with an Agency. It takes the unknown factor out of the rental equation. Agents know these homes and the Owners and can match you up to the right property. There will be no worry of rental scams, or foreclosed houses, the Agent can tell you exactly what you will get with each rental house. The cost to the Renter is the same. Owners advertise the same rates with both rental agencies and independent websites. Rental Agents provide full service both before the arrival, during the stay, and following the vacation. JPFCO Agents have been known to assist with everything from ferry reservations to summer camp suggestions and bike rentals. Following the stay, the Rental Agent will facilitate the security deposit return. All these points make for a more enjoyable, worry-free vacation on Nantucket. |

Market Analysis
A short while ago, I had lunch with some friends on Useppa Island (between Boca Grande and Captiva). One of the friends is one of the foremost, if not the foremost, real estate lawyer in Greenwich, CT. During lunch he received four phones calls, all related to real estate deals that had come together, and this is on a Sunday, mind you. My friend stated exuberantly, 'Greenwich is back!' And that was before the 'Dark and Stormies.' I call Nantucket Greenwich East, if you get my drift.
Buy first. Drink later. Or is it the other way around? |
