RENTAL BUZZ
Value of a Rental Agent Part Two: Owner Perspective

It may seem like a more cost-effective solution to use a rent-it-yourself website, but following are a few reasons that Rental Agents are worth their commissions. Agents find you tenants that they have often worked with for years, and that you can trust to stay in your home. Agencies have advertising budgets with far reaching internet keywords and on-line presence, that directly increases traffic into your rental house. They explain your house layout and amenities, take extra photos, negotiate lease rates, dates, create and follow-up on leases, and late payments. There is no worry of fraudulent checks or Tenants when dealing with an Agency. The Owner's responsibilities are limited to receiving and cashing the funds, keeping track of the calendar, booking the cleaning company and maintaining the property. Agents assist Tenants with everything from ferry reservations to babysitter suggestions, they coordinate with caretakers to deal with any problems that a Tenant may encounter during their stay. In summary, the Agents manage most of the details so the Owners can relax and feel comfortable renting their property.

NOTES FROM PEPPER THE ELDER
Where to Invest?

The stock market is about as reliable as J.D. Drew with two outs in the ninth. Unionism has reared its ugly head and is destroying Europe and beyond. What to do? Here I go again. Tangibles. Gold, rare coins, silver. platinum, autographed pictures of Don Ameche, etc. And, of course, quality real estate. Much to my surprise, one of the biggies, General Growth Properties, returned to profitability, and that's a good thing. Also, start going to auctions. There can be some incredible deals. The boys and I picked five lots in North Port FL two weeks ago and they have quadrupled in value, mainly because the Swiss and French are gobbling up everything they can get their mitts on. Happy Whitsunday.
