ISLAND HAPPENINGS
August

Brings about classic summer weather, perfect beach days, fully booked rental houses, and a packed island. It is by far the busiest month on Nantucket, a few highlighted events that are not to be missed if you are one of the lucky ones to enjoy August on-island are as follows:
August 7th through 15th is the Annual August Race week. It is an eight-day experience that marshals the entire Nantucket community together in a fun-filled week of regattas, awards ceremonies, and parties. The races provide sport for everyone from young dinghy sailors and families in the household knockabout to grand prix racers at the very top of their profession. There are events scheduled daily.
August 14th Annual Boston Pops concert on Nantucket 7-9pm. Boston Pops fundraising concert to benefit Nantucket Cottage Hospital. Held at Jetties Beach. The featured performer this year is the group Rockapella, and Katie Couric, will be hosting the evening.
August 21st Is the 37th annual Sandcastle & Sculpture day. The contest is from 12pm-5p. Sponsored by Nantucket Island Chamber of Commerce & Nantucket Island School of Design & the Arts, and located at Jetties Beach.

REAL ESTATE BUZZ
A Market Analysis by Dalton Frazier Part One

Where is the market right now?
The market has stabilized. Now, we, Nantucket brokers, know what properties' liquid values are because there are buyers in the market. A year ago, no one knew because there were no buyers. Also, volume compared to one year ago is up over 100 percent. These are clear indications that the market is creating a bottom.

There has been talk recently of signs pointing to a national recovery. What's your take on when we'll feel the full and lasting effects of any recovery on Nantucket?
I think we are at the beginning of a recovery right now. People are much more gun-shy now than before the trauma of the financial meltdown, so the recovery will take longer than past recoveries. That being said, buyers are seeing their chance to get in the the Nantucket real estate market at depressed prices, which is creating demand, which will ultimately push prices higher. My Dad, Pepper, has always told me that Nantucket is the first one out of real estate busts, so I am optimistic. My Brother, Pepper II, and I own three commercial buildings downtown and our tenants are very happy with the season, which is a strong indicator that a recovery is in place.

NOTES FROM PEPPER THE ELDER
  Talkin' about baseball...

Willie, Mickey and the Duke. I consider myself, if not a connoisseur, at least an aficionado, of baseball. It's very similar to real estate. It's all stats and guts. You've got to know what the product is and when to pull, or not pull, the trigger. This leads me to believe that Terry Francona would not excel in real estate. In both past times quality constantly surfaces. I was asked this question the other day. 'Who is the only player to win a major league home run title without hitting a single one out of the park?' In other words, all inside-the-park home runs. Some trivial bozo, you say? Well, if you consider one Tyrus Raymond Cobb a trivial bozo, you would be right. He accomplished this feat in 1909 with 9 round trippers. As in baseball and real estate, the cream always rises. What's great real estate on Nantucket today will be great real estate tomorrow. I guess I'm saying that Nantucket is the Ty Cobb, or Babe Ruth, of real estate.
