Opera House Cup

Bring morning coffee and pastries and head to Brant Point by 10am to watch the colorful small catboats of the Rainbow Fleet zip around the harbor and lighthouse before the stately parade of the Opera House Cup participants.
The Opera House Cup Regatta is a cherished tradition, held on the third Sunday of August on Nantucket. The 38th Annual Opera House Cup Regatta will be Sunday, August 15, 2010. The Opera House Cup Regatta was the first all-wooden, single-hulled classic boat regatta on the East Coast, and it attracts some of the finest sailboats in the country. The Opera House Cup Regatta is proud to be a Clean Regatta as certified by Sailors for the Sea.
New for 2010 -- the Opera House Cup is joining the other regattas in the Panerai Classic Yachts Challenge and is switching from our proprietary rating system to the CRF rating system. All 2010 OHC participating boats must have a current CRF rating.

  A Market Analysis by Dalton Frazier Part 2

What kind of properties are selling now? The under $2MM and above $5MM market has the most activity. There are a lot of value buyers in the market right now, so if a property is priced to today's market there is a decent chance it will sell. Properties that are not selling are ones that are still priced to previous years' markets. Sellers have a hard time grasping that the market took a 30%+ hit, but if sellers are willing to accept this reality, they can sell their property this season.

What neighborhood(s) do you think is/are undervalued now? What neighborhood(s) do you think best retain its/their value over time? It is hard to generalize a whole neighborhood as being undervalued, but I think Miacomet is under-appreciated/undiscovered by many, and therefore it does not have the demand of many areas. Therefore, it does not have upward pressure on prices, but it has so much to offer from tons of beautiful South Shore beaches to Bartlett's Farm to Cisco Brewers to the Fish Market to Miacomet Golf Course. The neighborhoods that I think best retain their value over time are Monomoy, Shimmo, Lincoln Circle, Brant Point, 'Sconset and Town, but I think over the long term anywhere on Nantucket will retain its value due to simple supply and demand economics. The conservation groups continue to accumulate property, which lessens the supply, and as the economy rebounds and people regain their wealth, demand rises.

  Rental Reminders

A/C Filters: After having one of the hottest July's this decade, everyone has used the air conditioning. Tenants do not check the filters. Have your caretaker change the filter EVERY season. Your utility bills will be lower, the systems will work better, and everyone using the house will have fewer allergy and asthma issues. It is an easy item to overlook in home maintenance, but one well worth doing each season.

Insurance for rental property homeowners: Purchasing an umbrella policy is a good investment. Umbrella liability insurance is so named because it acts like an umbrella, sitting on top of your auto and homeowners liability policies to provide extra protection Umbrella policies plug holes in your coverage, and can give you peace of mind with your summer rentals. It is easy to coordinate with your existing homeowners policy, and the premiums are quite affordable.

  Sniffin Steals

Since we're on the subject of baseball. I mean the 90 feet between home plate and first base is real estate. Is it not? Only two players in history have stolen bases in four different decades. One, Ricky Henderson, might be obvious, but the other not so. The answer (drum roll, please) is, talk about cream rising, Ted Williams. Of course, stolen bases are not as good as stolen real estate. And in my opinion, there are some pretty good 'steals' out there. Couple that with fixed interest rates in the threes and we all should be 'sniffing' around. Admittedly, you're not going to get huge discounts on Nantucket, but you're dealing with close to 'free' money. So give the ol' beak a couple of shots of Afrin and start sniffin'. No, that's not a song by Dee Dee Sharp.
