REAL ESTATE BUZZ
Featured Sales Listing 76 Main Street $4,995,000

Rare opportunity to own a Main Street mansion on a large lot steps to the center of Town. Currently being operated as a highly successful inn, the property could easily be converted to a single family residence-conceptual plans and preliminary bids for the conversion to the original Victorian mansion with a spacious addition, guest house and large patio are available upon request. Other conversions are possible. The pristine inn, which was originally built in 1883 by Captain William Swain as his residence, features 20 guest rooms between the Captain's mansion and the Annex and has stunning grounds. A very special offering to buy one of the larger, historic properties on Main Street.

Please contact Dalton T. Frazier or J Pepper Frazier II for showings.

RENTAL BUZZ
  Start of the Summer Season

Daffy Day or the "Nantucket Daffodil Festival" is April 29th through May 1st, a little on the late side this year because of a late Easter. This is the official start of the Nantucket season. Following are a few things to do prior to the first rental:

Make sure the internet is working.
Ensure the trash company is set to pick up trash and recycling.
Make sure the landscaping has been attended to and has a maintenance schedule set up.
Make sure the cleaning company has spring cleaned, and is scheduled for turnover cleans.
Purchase enough household supplies for the entire rental season.

Please take the time to organize these items prior to the first rental. If these details are sorted out PRIOR to the first arrival it leads to a better experience for everyone.

NOTES FROM PEPPER THE ELDER
  Hard Assets

To me there's a direct correlation between gold and high end real estate; silver as well, for that matter. Hard assets. They hold their value in rough times, and in fact, will probably appreciate. There are only so many houses and lots on Hulburt Avenue, Lincoln Circle, Monomoy, etc. and, in fact, a decreasing number on Baxter Road, as more and more people want to be on Nantucket. Supply and demand. The electronic age has made it possible to conduct business on Nantucket. Oh I admit, it's not the real world. Nantucket is its own sphere. None of the worries of a '5 o'clock world.'

People fret that real estate is valued in dollars and that the dollar is going to collapse. It ain't going to happen. A huge devaluation of the good 'ol green back would need the cooperation of the Chinese and Indians who, if they did so, would destroy their export market (paid for in dollars) which in turn, would destroy their economy. I am an advocate for the acquisition of limited suppy products such as gold, but I would put prime Nantucket real esate in this category. Do I make myself clear?
