REAL ESTATE BUZZ
Nantucket County Ranks No. 1 in U.S. Home Prices

As was reported this past week by the Boston Business Journal. Not completely shocking to those of us who buy and sell real estate on this island, but a pleasant surprise to be elevated to the very top. What is more surprising is that Nantucket is the only U.S. county with a median house value expressed in seven digits. The next closest is Marin County in California who's median house value is a full $120,000 less then Nantucket. These numbers prove that Nantucket real estate values are holding strong in this up and down economy.

RENTAL BUZZ
  Shoulder Season and Holiday Rentals

As seems to be characteristic of this 2011 season, rental requests are still arriving in our office. The spring and fall shoulder seasons count for approximately 20% of leases. With Fall restaurant week, scalloping season, Harvest Fairs, Cranberry Festival, Thanksgiving, and Christmas Stroll (December 1st-5th) to look forward to Tenants are still booking. We are noticing a huge Thanksgiving trend this year, perhaps the annual Atheneum turkey plunge is calling? Most requested fall amenities are fireplaces, heat, and in town locations seem to be preferred. Flat screen TV's, wireless internet, and an xbox request that came in the other day are all great perks for a rental home.

NANTUCKET REAL ESTATE NEWSWIRE

NOTES FROM PEPPER THE ELDER
  Gray Matter

Caught off base a bit here. Double entendre. Get it? My article comparing the Red Sox to the Nantucket real estate market for some reason just didn't pan out. So what to write about (sound of fingers rapping against the desk. Index finger tapping the old gray matter. Real ethereal stuff?) I was talking to a producer of a national television program, whose network is doing seven shows about real estate around the country. He told me that of all the brokers he had talked with, I was the only one who viewed real estate as a commodity. Generally speaking, real estate, has no agricultural qualities, but it is a viable, valuable, and to me, most important, a tangible material. Ergo, A commodity. In this currently maniacal world of ups and downs, Nantucket real estate is the petros, the rock upon which to build our wealth. It also produces income and brings enjoyment. As for my idea about the Sox, those of us who grew up Brooklyn Dodger fans had an expression: 'Wait 'til next year.' Next year finally did come in 1955, but then, alas, after the next year the Brooks were off to L.A. Until next time.
