ASSESSING 2011 WITH A EYE TOWARDS 2012
In 2011 the market started strong, barreled into summer and then slowed down with the European debt crisis.
The main difference between 2010 and 2011 was the number of sales over $10 million. In 2010, there were nine with a median price of $15.5mm compared to three in 2011 with a median price of $12.6mm. When these pricey listings are taken out of the equation, the last two years are comparable.
2011 Totals:
-- $530mm total volume
-- average sale price $1.5mm
-- median price $1mm.
-- total number of transactions was 345
The rental market was up significantly, approximately 25% for our office.
As we start 2012:
-- 438 properties actively for sale (versus 430 in 2011)
-- 50 with an accepted offer or signed P&S (versus 36 in 2011)
All things are pointing to a good year in 2012 for Nantucket real estate, especially as the rental market continues to provide added support for buyers and home owners. |

LET'S SEE IF NANTUCKET FOLLOWS BOCA GRANDE THIS YEAR
Well. Well. Who would have thunk it. The three people who got my trivia question right were all real estate brokers, which leads me to one of two conclusions: Either real estate brokers are incredibly bright or they have two much time on their hands.
38 players have stolen home 10 times or more in their careers. Two of them were teammates and great sluggers, name the two?
The judgement is yours and the correct answers are Ruth and Gehrig, not exactly guys you picture stealing home.
Now to the good stuff: Boca Grande real estate volume was up 67% for 2011 and of more importance, the median price was up around 10%.
As I've said repeatedly Boca Grande and Nantucket mirror each other, not only in real estate values but also in temperament. In other words as Nantucket is to Boca Grande, Palm Beach is to the Vineyard. Very different ways of life. You'll see far more Don Ameche style mustaches in Palm Beach than you will in Boca Grande. And on Nantucket, of course, they would need H.D.C. approval.
So things are looking good for 2012.
