Where the Market Is...

Following are comparative stats. for 2010, 2011 and 2012. The trend of less inventory and more deal flow continues pointing to the market coming back.

Properties Listed for Sale:
Today: 500
Same time 2011: 532
Same time 2010: 624

Properties with Accepted Offers or Signed Purchase and Sales Agreements:
Today: 55
Same time 2011: 40
Same time 2010: 32

Also, the housing stocks typically are a precursor to the housing recovery-have you looked at year over year return of Home Depot, Toll Brothers, DR Horton, etc.?

The charts look encouraging!
Anyone hear about an uptick in Florida prices? Could be good...

RENTAL MARKET UPDATE
  Featured Rental 294 Polpis

The Polpis Farmhouse sits on 3 acres of lawns and meadows. Once a tavern for whalers and later a dairy and hay farm, the Polpis Farmhouse was completely renovated in 2011 from the ground up and is today a graceful, country home and cottage. Surrounded by conservation trails and just a short walk to either Polpis Harbor or the bike path, this property is a gem for families who want to enjoy Nantucket country living, and as an added bonus, it will accept pets!

There is a five bedroom main house- with a first floor master, and 4 bedrooms on the second floor, and then a cottage attached by a breezeway offering a Queen bedroom suite and a 2nd kitchen/living area. Gorgeous water views from several rooms, and access to a mooring (a boat up to 20' can most likely be accommodated), and two kayaks. All of the modern conveniences- Wi-Fi, 3 flat screen TV's, 4 zones of central A/C, and outdoor shower.

$8,000 per week in July and $10,000 per week in August.

FEATURED AGENT
Featured Agent, Doug Foregger

Favorite thing about Nantucket: Exploring and getting lost in the moors as well as the depth of interesting and unique people
Choice restaurant: I'm friends with too many restaurant owners...social suicide...
Best quick lunch: Bento box at Lolas or the Pharmacy
Most frequented beach: The Lagoon on Tuckernuck
Beloved Nantucket summer activity: Escaping to my home on Tuckernuck anytime, day or night
Fishing Hole: Cru
Last Call: My sailboat
Nantucket real estate tip: Buy as if you are buying a stock, buy "vacation grade", unique (in a good way) with a great upside and not much downside. Choose a Broker that will tell you not just the good, but also the bad.

NOTES FROM PEPPER THE ELDER
  Ameche Boosters

Pretty impressive. Three houses in Naples have sold for over $40 million this year. One that sold for $42 million did admittedly have a complete compendium of Don Ho recordings, but even without them, it still would have fetched $40. Since you ask, the autographed picture of Mr. Ed was not included. Now, let me ask you, would you rather own in Nantucket or Naples? Hmm, I thought so. How many times can I say it? Nantucket is under-priced. One of these days Nantucket is going to "break out" and there will be a plethora of Chesire Cat grins on the faces of the Island's property owners. Although we may already be natural born grinning fools as it is. National Georgraphic just named Nantucket the best island in the world. In the world! And that included Coney Island. I guess New Beige isn't an island.

Well nobody strapped on their rock and roll turbo charged Super Ameche boosters and identified DDLDSDB. A pleading by the Marvelettes to their postman to 'Deliver Da Letta Da Sooner Da Betta.' Okay, enough of that high brow stuff. Since the thinking caps appear to be screwed on rather loosely (they are not compatible with sun tan lotion) I'll give you an easy one. Off what pitcher did Joe Niekro hit his one and only major league home run? Extra Credit: Who was Mark Harmon's brother-in-law?
