NANTUCKET REAL ESTATE BUZZ
The Music Never Stopped

Although Labor Day has come and gone, summer on Nantucket continues. September is an amazing month-the weather is gorgeous, the water is still warm, the fish are back and biting, the restaurants are open and easy to get into, you can play a round of golf in 3 hours (congrats to Chris Kling for getting a hole in one on Tuesday!) and the summer real estate deals are closing :-) But, the festivities continue well past September. October we have the opening of scallop season and Columbus Day. November we have the Turkey Plunge and Thanksgiving, which has been getting more and more popular. December we have the Christmas Stroll, the holidays and now Visitor Services is planning a three day New Year's celebration which will conclude with a New Year's ball at the Nantucket Hotel. January through March is when everyone takes a breather and gets recharged for the next season because Daffodil Day is right around the corner and then the festivities start again.

Many people ask, "What do you do in the off season?" Well, there's plenty to do and Visitor Services has been doing a tremendous job-the music takes a pause, but it never really stop...

RENTAL MARKET UPDATE
  Hummock Pond Bike Path

The Cisco area of the island is already a top rental request, and we think it will be even more popular next year. There are great surfing beaches, Bartlett Farm and Cisco Brewery, and fairly soon...the newest island bike path! The Friends of Hummock Pond Road Bike Path began as a joint effort between private citizens of Nantucket and Town planners to complete a 2.6 mile bike path from the start of Hummock Pond Road to Cisco Beach. There is a $500,000 private donation towards the $2.75 million total bill, and many other ongoing fundraising efforts. Construction has started and the completion date is slated for the beginning of the 2013 season.

Whoa. September in Nantucket. I guess the Fall is great everywhere. But Nantucket is special. Truly special. The crisp air. The beautiful skies. The smells. Not to mention that the fish are in. The lack of, as Walter Beinecke said, tourists who 'arrive with a dirty tee shirt and a five dollar bill and leave with both.' There really are some sights. I mean the HDC should pass a law that you have to shave your back.

It's an anathema to me. You can rent your house in July and August for top dollar. Mucho enchiladas, and get to keep the best months (September and October) for yourself. Not a bad deal. Let me tell you something: The Nantucket real estate market is only going to get better. As more and more wealthy (mucho Ameche Sauce) patrons buy into Nantucket, fewer of them rent. We're still behind the Hamptons (Ugh) in terms of rental values, but strap on your your turbo charged Rooti Kazooti boosters, because we're getting there. Take a look at the rental rates on Beacon Hill. They're through the roof. It's as simple as supply and demand. You could build up a nice nest egg by simply accumulating Nantucket rental properties. It will not be instant gratification, but if you know when to 'hold em,' it will pan out. So adieu for now and time to turn my thoughts to the Patriots, who looked awfully good.
