Triple Flip

When you think of "flip", you think real estate. When you think "double flip", you probably think diving. When you think "triple flip", you think London 2012. Well, selling real estate should potentially be an Olympic sport because JPFCO did a triple flip the other day. Yes, a property we represented traded three times within a few months. The "landing" was a perfect 10 - the last buyer ended up with a great deal. What real estate market's coming back?!

I know I have been pushing ACK real estate consistently throughout my columns, so the obvious question from a critic is, "Do you have your money where your mouth is?!" The answer is yes! One way or another, I own 8 ACK properties and am looking for more! My wife and I are doing a small project on Hooper Farm Road and I tell her, "I can't wait to get the Certificate of Occupancy, so we can re-fi and get some cash to buy something else." Of course, I have to strategically pick my time to broach that subject :-).

RENTAL MARKET UPDATE
  Rental Tenant Feedback

Tenant feedback is always a welcome part of our fall review process. We genuinely appreciate when Tenants are honest and detailed with us about their rental experiences. We diligently use this feedback to improve all levels of the J Pepper Frazier Company rental experience. We have listened to feedback and implemented website changes-adding the ability to search by open dates, and pet friendly properties. We hear requests for certain areas, and try and recruit houses in those island spots. We also pass along house specific feedback to our Homeowners. The more detailed the feedback, the better the results tend to be.

This year we received strong feedback on decor. Tenants want the inside beach feel that goes along with a Nantucket island vacation. They want outdoor spaces which include outside showers, BBQ's, and nice deck furniture. NOTES FROM PEPPER THE ELDER
  Crane-Berry Festival

Well, this is indeed curious business. Maybe I've developed a one-track mind. But, I mean come on. Some guys are obsessed with sex, money, Randolph Scott, The Flying Ameche Brothers, Mr. Ed sing-alongs. You name it. But cranes? This does not bode well for me. In Bermuda, I noticed the preponderance of, you guessed it, cranes. And to make matters worse, I was reading a book about Gil Hodges, who in his capacity of manager of the Amazins, had a first baseman named Ed Kranepol. You get my drift. Maybe it's the Jack Russell in me, but I can't seem to get cranes out of my craw.

Lots of cranes in Bermuda, almost one hundred percent for commercial building, which is quite a dichotomy because businesses are closing left and right in downtown Bermuda. Unfortunately, they are almost all 'Mom and Pop' operations, which I find unfortunate. Local shops give a downtown much more flavor than chains, which is one reason the Nantucket commercial core has such character. Nantucket passed a law that prohibited stores with more than five branches coming on Island. A great forward law perpetrated by the God-Awful Ralph Lauren store. Nantucket has been at the fore, much like Bermuda which prohibited cedar harvesting and fish netting in the 1600's, with its very aggressive land conservation policies and architectural control. To answer your question: High-end Bermuda is doing swimmingly. About 20 percent above Nantucket. Now for my question: When's the Crane-Berry festival?
