When properties have been on the market for years and are now selling, that has to be a clear sign the market is heating up.
15 Park Circle sold on 2/25 for $347,500; it was only on the market for 4 years.
70 Lover's Lane sold on 8/10 for $1.2mm; 4 years.
6 Candle House Lane sold on 11/9 for $1.35mm; 5.5 years.
6 Woodbury Lane sold on 5/3 for $1.85mm; 4 years.
5 Quaises Pasture Road sold on 10/31 for $2.15mm; 5 years.
68 Pocomo Road sold on 3/15 for $2.75mm; 3 years.

There are plenty of more examples, but the point is, inventory is getting cleared across the board and all signs continue to point to a strengthening market. Hingham Savings buying 35 Main Street to open a flag branch, making it the fourth bank on ACK, alongside Nantucket Bank, Pacific National Bank and Cape Code Five Savings Bank-if that is not a sign, not sure what is. NOTES FROM PEPPER THE ELDER

Spent Thanksgiving week in Antigua with my wife, our eldest son, his wife, and their three children, all under four. Yikes! However; we had a great time. All the Alan Stanford (He of the Ponzi Scheme and wearing a striped suit for the rest of his life) buildings are well kept up and to the naked eye, vacant. The one exception being the Sir Alan Stanford Cricket Stadium, which in Antigua is a sacred cow, and not to be meddled with. I think he may be in the same prison as Madoff so, at least., they'll have someone to talk to; perhaps even deriving vicarious pleasure in recounting 'how they did it.'

In my thirty odd years, I have never seen Antigua as clean and prosperous and the people are unfailingly friendly. As for real estate prices, it's a little hard to gauge. I would say the house we stayed in: a three bedroom with staff quarters on the beach would probably go for around $4,000,000, but it is on the grounds of a private club and therefore available only to a few. The Club, by the way, has an interesting history. It was founded (circa 1947) by a group of Bermudians, led by a prominent architect of the day, Happy Ward, who set off to find the most glorious spot in the entire Caribbean. I believe they succeeded. To make things even better, Antigua, after wandering in the wilderness for many years has some very good restaurants. Yes, a great time. Beaches, restaurants and a fabulous club. I feel like I'm missing something. Oh yeah. Antiguan rum. Great for putting three year olds to sleep.
