NANTUCKET REAL ESTATE BUZZ
They're Alive!!!

Winter has traditionally been a time when I organize my folders (electronic and physical) and get ready for a whirlwind four months from June through September. My buyer client folders typically go into "Active Client" and "Inactive Client" folders. I reluctantly move client folders into the "Inactive" category, but after 4+ attempts to get a dialogue going with him/her and no response, my Type A personality gets the best of me and the folder moves to "Inactive Clients" (considering the lack of response, calling the person a "Client" is a stretch :-) Then, the "Inactive" folders that have been there for several seasons get moved to the "Dead" folder, i.e. the shredder.

Well, something interesting has been happening this year. As I've begun to move the "Inactive" folders to the shredder, I've noticed that I have actually created new "Active" folders for some of these clients. So, buyers that have been inactive for years are now becoming active again-whoa! Another sign this market is on the mend.

RENTAL MARKET UPDATE
  The New Rental House

Few things get a J Pepper Frazier Company Rental Agent more excited then a new rental house. "How many bedrooms", "will they accept pets", "what is the availability like?" All these questions are passed around the office BEFORE the new house even makes it into our rental program.

There are a couple of reasons this event is so darn exciting. First, our Agents just love houses, collectively they know almost every house on island. Second, they are always conducting multiple Tenant searches and are trying to make the best match possible-maybe THIS house will have the combined wants of first floor king bedroom, outdoor shower, 4 bedrooms, and updated kitchen! Third, availability is starting to wane-August 3rd through August 17th weeks are getting hard to find and new rental houses bring newly available weeks!

  Cliff

The Nantucket island location of 'Cliff' encompasses essentially any street up cobblestone hill to just the other side of Cliff road all the way out to Eel Point Road-depending on who you ask. 'Cliff' houses are some of the most expensive on the island, and a 'Cliff' location is considered a prestigious address. Cliff owners can include CEO's, tech magnate's, and fashion designers, all of whom love their privacy and their ability to travel to the Grey Lady and stay anonymous....but keep your eyes peeled while in the Something Natural line, you never know who is waiting for a slice of delicious homemade carrot cake.

The Westmoor Club sits within 'Cliff' boundaries, as well as Lincoln Circle. Some benefits of a rental house on the Cliff are; a luxurious address, close proximity to town, steps beach, jetties beach, The Galley restaurant, and Something Natural sandwiches. Early numbered Cliff road houses are also a short walk into town.

About 7% of the houses in J Pepper Frazier's rental inventory are considered Cliff neighborhoods, and approximately 4% of houses for sale island-wide boast a Cliff location. This is a tiny, somewhat exclusive slice of the island.

I'm an island sort of guy. Always have been, I think. The three places that my wife and I spend most of our time are islands. Nantucket, Bermuda and Boca Grande. By the way, perhaps you didn't know that Boca Grande was an island, but now that you do, feel free to bore anyone you would like with this amazingly interesting tidbit. Boca Grande is the only one that can be reached by bridge. We also have land on an island in Panama. We were both born on an island, so to speak, seeing as that island is Manhattan. Salt water islands hold mystery for me. You never know what's lurking down below. And, by and large, they also hold value.

There are a number of reasons Nantucket is more valuable than the Vineyard, but one of them is that the Vineyard is simply too accessible, leading to a plethora of 'day-trippers.' Who as Walter Beinecke said, 'arrive with a dirty Tee shirt and a five dollar bill, and change neither.' Snob appeal is a major factor in inflating prices. Bermuda makes Nantucket look cheap and it is not by coincidence that it is one of the most civilized places in the world. Also for maximum value an island must have a village, an anchor, if you will. Part of the great appeal of 'Sconset is its village. So that's the lesson for today: Buy islands, particularly, Nantucket and you'll be happy. By the way, so will I.
