Current Real Estate Trends on Nantucket

I may not be a fortune teller, but I know Nantucket real estate.

Sure enough my prediction that the four, elevated acres in Monomoy would have an accepted offer by this column rang true-only took four days. Apparently, there were actually multiple bids. That is a sign of a healthy market-put an appropriate ask on the property and there will be bids. So, where does the market stand today compared to the last few years.

Today, there are 338 available listings and 56 listings with accepted offers or under contract, which is 14.2% of all listings.

At this time in:
2012, there were 431 available listings and 50 listings with accepted offers or under contract, 10.4% of all listings.
2011, there were 455 available listings and 47 listings with accepted offers or under contract, 9.4% of all listings.
2010, there were 530 available listings and 32 listings with accepted offers or under contract, 5.7% of all listings.
2009, there were 535 available listings and 15 listings with accepted offers or under contract, 2.7% of all listings.

  Madaket

The Nantucket island location of 'Madaket' starts at Fishers or first bridge and ends at Smith's Point on the western end of the Island-depending on who you ask. Madaket's original houses are mostly from the 1960s and are generally on the beachy side, there is a more relaxed feel to this area and it's architecture. Some benefits of a rental house in Madaket are; amazing sunsets, secret fishing spots, heavy surf beaches, and Madaket Millies. This area is most true to old style Nantucket.

About 15% of the houses in J Pepper Frazier Company's rental inventory are considered Madaket neighborhoods, and approximately 4% of houses for sale island-wide boast a Madaket location. A vacation in Madaket is a very relaxing time, it is somewhat of a low-key spot.

  Stoking the fire: New York v. Boston

I have a theory. And no, I don't care if you don't care. Well maybe it's more than a theory, maybe it's a fact. To wit: I think New York, Manhattan, in particular, suffers a major inferiority complex when it comes to Boston. New Yorkers are always yakking about what a great place it is and how provincial Boston is. Never the other way around; Bostonians don't need to sound off. Now, in the name of fairness, I must admit Boston is my favorite city in the world, with Sydney and Charleston right up there, and New York, with a special emphasis on Manhattan, is by a wide margin, my least favorite. I detest New York and also in the name of fairness, I will disclose that New York is my home town. There is virtually nothing that will get me to go there. The last time was for the Westminster dog show, which I will admit is a special event. The last time before that was to go to Yankee Stadium to see the Dodgers win the World Series. A distinct pleasure, indeed. That was a while ago.

Boston has better restaurants. I know you'll dispute that, but its true. How can you have great restaurants, if you have no taste? Do the words Jennifer Lopez come to mind? Better schools? I'll put Harvard and M.I.T. up against Columbia and N.Y.U. all day long. Better sports teams? Do we need to elaborate? Better architecture. I'll take Richardson over Johnson any day. I mean come on. Trinity Church versus the Museum of Modern Arts apartment building. How about livability? Boston is an all-time great walking city. New York? Call me a cab. Okay, you're a cab. I could go on and on (and at some date probably will).

One last thing: Nantucket versus South Hampton. Game, set, and match.
