GROUND NOTES FROM DALTON
  Open Town Meetings on Nantucket

The Special Election today for Kerry's Senate seat got me thinking about Nantucket's government and politics. Nantucket has an elected Board of Selectmen which is responsible for the Town government's goals and policies. The BOS call the Town Meeting into existence by issuing the Warrant which is the list of items, known as the Articles, to be voted on. Every registered voter of Nantucket may vote at Town Meeting (non-registered voters can attend Town Meeting, but they are quarantined to a small section of the auditorium - it's actually quite amusing). The Open Town Meeting format is effective because people can voice their opinions and eloquent speakers can easily sway voters. People are passionate about Nantucket, so the Town Meeting can get heated over hotly contested articles, like the room tax and the Madaket turbine (both asinine ideas in my humble opinion).

However, when Nantucketers see something they universally do not like, they can stop it dead in its tracks through Town Meeting. When Ralph Lauren opened a store on Main Street, there was an Article drafted before their lights were on to ban chain stores on Nantucket. It received overwhelming support at Town Meeting and thus, passed. When increasing numbers of homeowners began to install pools on their properties in the Old Historic District, Nantucketers saw this as greatly detracting from the charm and peace of the Old Historic District and brought an Article to Town Meeting to ban pools in the Old Historic District, which passed with overwhelming support.

So, no, you may not install a pool!

RENTAL MARKET UPDATE
  A few Activity Ideas~Nantucket Style

-Rent a jeep for the day pack a picnic and drive out to Great Point for the day (don't forget the fishing rod.)

-Rent a boat from Island boat rental and take a ride out to Coutue or take a quiet ride up to Polpis harbor.

-Rent a tandem bike and enjoy the new bike path out to Cisco. Enjoy lunch out at Bartlett Farm and an afternoon wine/beer tasting at the Brewery.

-Grab some wine and cheese and take the shuttle out to Madaket Beach for sunset. Perhaps a bite to eat at Millie's before heading back to town.

-Take the shuttle out to Sconset and enjoy a short walk up Ocean Ave to the Summer House Beachside Bistro. Enjoy lunch by the pool overlooking the Atlantic Ocean. A beach walk and an ice cream from the Sconset market before heading back to town is a must.

-For a romantic evening out...dress up and take the water taxi cruise from Town to Toppers at The Wauwinet. Enjoy sunset cocktails on the lawn and dinner in the intimate dining room.

-Front row seat cocktails on the beach at The Galley for sunset. Sit on the beach with your toes in the sand and enjoy the beautiful view! Get there early to get a good beach seat or enjoy dinner for 2 at one of their beach side tables.

-Although not easy to find, if you can make your way to Alter Rock (by mountain bike or car) it is well worth the trip. Enjoy some of the most beautiful views of the island. Don't forget your camera and your water bottle!

-A Sconset sunrise is always a treat. Grab a bottle of champagne, a blanket and some breakfast treats and head out to the eastern part of the island for sunrise.

-If you're looking for a shady hike. Take a trip out to Squam Swamp and enjoy the beauty of the forest! A pamphlet published by the Nantucket Conservation Foundation will help guide you through the trail.

FEATURED LOCATION
  Miacomet

The Nantucket island location of 'Miacomet' starts just past the mid-point of Bartlett Road and goes all the way out to Bartlett Farm -depending on who you ask. Miacomet houses are more casual beachy-style homes on nice sized lots. There is close proximity to Miacomet Pond, Miacomet beach, Bartlett's Farm, and Cisco Brewery. This area has a good mix of year round families, and vacation golf lovers. Some benefits of a rental house in Miacomet are; a more moderate price-point, great proximity to Miacomet Pond and beach, and easy access to the rest of the island. This area is very family friendly and golf oriented.

About 2% of the houses in J Pepper Frazier Company's rental inventory are considered Miacomet neighborhoods, and there are 8 houses for sale that boast a Miacomet location. A vacation in Miacomet is a relaxing get-away with the close amenities of Miacomet golf course, Bartlett's Farm and the Brewery.

If Miacomet appeals to you, a great rental house is 2 Luff Road. There is June and August availability in this 3 bedroom house. It rents for $3,500 per week/high season.

NOTES FROM PEPPER THE ELDER
  Bermuda's Future & Nantucket's Recovery Mode

I don't know what happened last time, but my missive from Bermuda was never transmitted. In a nut shell: Bermuda finally threw out the labor (read corrupt) party and voted in a pro-business government. Since tourism and re-insurance are Bermuda's two main businesses, this is a very significant step forward. Bermuda's future is looking bright.

As for Nantucket, it is in full recovery mode. Just look at the stock market, people simply don't know where to put their money. The one place they feel secure is in good 'ol U.S. dirt. And the tonier the better. Can you spell N-A-N-T-U-C-K-E-T? So get with the band Sam and strap on your super duper turbo-charged Ameche boosters and buy Nantucket real estate. It is shaping up to be a very good year. And remember: No ethanol in the Ameche boosters. Also, went to Baltimore last week and the inner city and that place is booming. Now if Baltimore is booming, well then,...,oh never mind.
