  Nantucket Real Estate Goes 'Round and 'Round

"Well the joint was jumpin', going 'round and 'round,

Our clients bought a property in Brant Point about eight years ago, that they developed into four lots - two improved and two vacant. It took them about a year to get the sub-division approved, so we started marketing the four properties about seven years ago. One lot with a rundown building on it sold immediately to a spec. builder, who fixed the building up and ended up basically fire selling it during the bust to an end-user. A vacant lot sold about two years ago to an end-user who built a beautiful house on it. A third lot with a house, that the developer fixed up, sold the beginning of this summer to an investor. And, the fourth lot, after only being on the market for 2,400+ days, is selling to a... developer!

Further proof that we are at the beginning of a boom cycle. Developers lead the way.

NOTES FROM PEPPER THE ELDER
  Nantucket Lob-sta bibs

I went to a pretty neat wedding last week. Large and really well planned. The Yacht Club. The Westmoor. Mostly Duke kids. No tattoos. No body piercing, although, if I saw their cars, I'm sure there would be plenty of Obama stickers, and probably ones along the lines of "Carolina Sucks." Aw, the wit of youth. Good, wholesome kids. There were three seated dinners, with different groups at each one. There were only six Nantucketers at the affair and the majority of the out-of-towners were from Atlanta and had never been to Nantucket before. Well, let me tell you, those old proverbial socks were blown right off. Clear into the Harbor. Obviously, they had never been to Nantucket before. Everybody knows you don't wear socks. These newcomers simply couldn't believe such a place existed. Dalton was at one of the events and ran out of cards in about fifteen minutes. At the very least, some rentals will result. Also I might add there was considerable sticker shock. So we gotta soften them up. A light jab here. A soft uppercut there. You know. Just like they teach you in the real estate books. Yes. The ones where you find your lips moving after a few pages.

My first cousin was in town and he took me to Lob-sta Night at the always good, Company of the Cauldron. I learned a valuable lesson. Never, and I mean never, send your plastic lob-sta bib to the dry cleaners.
