  Buyers Beware of the Nantucket Comp.

The market is starting to move very quickly. Properties across the board are going under agreement. I am seeing multiple bid situations for properties that have been on the market for over a year - translation - strong market. If you are an active buyer in this market, you need to be careful of paying too much attention to sold comparable properties. These comps. can be used for guidance, but you should not solely base your bid on these sales - if you do, you won't get to the finish line on the deal and the market will pass you by. Bids should be based not only comps., but also the guidance of a good broker. In this market, bids need to be forward looking. A good broker looks into the future and understands where the market is going. I've always said, I am a fortune teller...

NOTES FROM PEPPER THE ELDER

As you may or may not know, I have been touting Sarasota as my favorite small city in the U.S., so, I was gratified when Sarasota was recently named the number one retirement spot, small or large, in the Good Old U.S.A. Then a funny thing happened on the way to the Forum: I checked the other cities. Now Charleston, my second favorite city, came in seventh. I'm not counting Boston, because that is not fair. Sort of like Roberta Duran saying 'No Mas.' But, Honolulu was third. Ok. I know nothing about Honolulu, except that Duke Kahanamoku and Duke Newton became surfing Gods there. I've always suspected that Honolulu was the most appealing place in Hawaii because it was developed first. No matter, you can have Hawaii. Tucson. Fourth. Don't know anything about the place, nor do I care to. Now let's get serious. Springfield. Fifth? The best thing I can say about Springfield is that Theodore Geisel's father was the zookeeper there. Theodore Geisel is Dr. Zeuss and I think they left the gates of the zoo open too often. Number Six? A beauty of a city. Albany. And I don't mean Georgia. Even politicians don't want to live there, and shall I say, they're not choosey. As long as the rent is right. Number seven, the aforementioned Charleston. Number eight. Right around the corner from me, Cape Coral. Looks like a dump and why would you live there when you could live in New Beige. We're just getting warmed up.

The next two are real doozies, and I'm not kidding: Allentown, whose only claim to any sort of notoriety is Jay and the Techniques. 'Peaches, Peaches, Pumpkin Pie' and they needed some work on their technique. Number ten: Drum roll please and please remain in your chair, because if you don't somebody might steal it. Of course, they could steal it with you in it. My brother went to school in this city over fifty tears ago and it was a dump then and has only gotten worse. New Haven. Can you imagine Old Haven?
