Whoa... That was a big summer! All in all, it was another amazing Nantucket summer - the weather was beautiful, everyone was fairly civil, the restaurants were amazing, the waves were peeling, the fish were biting and the real estate market became red hot (don't say I didn't warn you). The rental market was strong, as well, and looking like it will continue into the 2015 season. So, how do tenants and landlords assure for positive replies when asking or being asking to come bACK next season? By following a few easy pointers. Tenants: 1) Remember to tidy the house up upon departure. 2) Don't complain for the sake of complaining. Everyone is very busy, so make it count. 3) Don't bring Fido without permission. Landlords: 1) Make sure everything is clean (including the grill), you have fresh linens and towels and WiFi password is posted. 2) Make sure everything works (don't think that does not include the ice maker because that is the most important one). 3) Allow for the security deposit to be returned on time. Follow those pointers and you should be in good shape.

Praying for an Indian Summer, but looking forward to the Fall (and the Pats winning the Super Bowl).

Well, off to work - as the saying goes, "Make hay while the sun shines" and this sun is blazing!

RENTAL MARKET UPDATE
  The Security Deposit

The last little detail of a glorious Nantucket vacation, the security deposit. Security deposits are generally 10% of the lease rate. Tenants who have stripped the beds, started the laundry, and done the dishes are generally rewarded post vacation with the complete return of their security deposit. This sweet mailbox surprise reminds them to reminisce about their beach days, print out their vacation photos, and contact their real estate agent to rebook for next year! Many Tenants are so enthusiastic about a rebooking, they even request that we hold their security deposits for their new lease.

  Judge Crater

I ran into some people who said they really liked this blurb, but would I please 'lay off' Albany. I agreed and since we are approaching the seasons of giving, I will also refrain from 'hammering New Beige and Fall Rive. Why? Well not because of my sunny disposish, but rather I have found a new whipping boy. Hyannis (Hy-Annis). What a dump. I had to wait over half an hour at the airport to get a cab. And talking about the airport. You could take your three favorite architects, put them in a room with a challenge to come up with a worst deign. If I'm ever on the lam, I'm going to hide out at the Hyannis airport You can't get to it except by this incredibly circuitous route. You have to go so far out of your way, I thought I might run into Judge Crater.

Downtown Hyannis is nice. Real nice. What great design and planning. What a gem. Of course, the real gem is downtown Nantucket. Nantucket real estate is on the move and the best selling season is still to come up. Also don't feel bad for me just because I've taken three (the aforementioned cities) of my favorite targets 'off the table.' I have yet to get around to Oak Bluffs and Vineyard Haven.
