  Selling 101 - First Impressions

First impressions matter when selling real estate. I've seen sellers go to great lengths to dial in the interior of their house, but they don't do anything about the chipping paint on the front door or the rotten corner board or the fence gate that does not work properly. Those sellers have immediately put themselves at a disadvantage. The Buyer is no longer thinking, "I'm psyched to see this house; this is going to be great!" Now, they are thinking, "What else is wrong with the house; the owner doesn't maintain it."

I had a great listing owned by a successful builder. The house was in perfect condition except the front stoop had one broken board. I kept asking him to fix the board because it sends a terrible message right off the bat. It would have taken him 20 minutes to fix. He finally fixed it, but by the time he did, we missed the market and he still owns it. I had another listing recently where the house had issues - it was small, a condo. and not a great location - but the Seller made it look as nice as possible; cut the lawn, painted the front door, etc. To really put the cherry on top, they would bake cookies before my showings. Well, they only had to bake one batch of cookies because the first buyer to see it, bought it. Imagine, walking up to a house with a broken front stoop or to a house with perfectly cut grass, shining front door and the smell of cookies. Goes to show how the first impression sets the stage and can either immediately put you at a disadvantage or an advantage.

RENTAL MARKET UPDATE
  Rental Market Update

Fall has arrived on our fair island! We continue to enjoy beautiful days and sunsets but the days are getting shorter and the nights cooler. As we look back on another successful rental season and forward to 2015, it is a good time to review what tenants ask for and homeowners should provide for their renters.

First and foremost linens and towels should always be a priority. If you have had a lot of rental activity they should really be replaced after every busy rental season. It is important that they look fresh and clean!

We also suggest keeping your household items well stocked. Paper goods, clear trash bags, gas for grill, light bulbs, cleaning supplies, laundry supplies and hangers for the closets, etc.

After many requests this past year for Wifi passwords and network keys to access the Internet. It is our suggestion that you display this information in clear view at the house with any additional instructions to gain access. Instructions on TV/stereo operation should also be made available. Always make sure your cable/internet is in working order before your tenants check in.

  Broken Fingers and Polar Bears

Bermuda seemed in reasonably good shape. The restaurants have slipped, and commercial property has a fair amount of vacancies. However the high end residential appears to be thriving. Aubrey McClendon bought a house on Castle Harbor Sound for $8,000,000 and put an additional $12,000,000 into it; he then purchased a 'beach house' next door for $8,000,000. He completed his buying spree with the acquisition of Frick's Point for $20,000,000. He 'flipped' it to Penny Pritzker who is building a house adjacent to the guy who bought our house in Monomoy, who is also building. In this stretch of houses, which I will call Windsor beach, also reside H. Ross Perot (my wife's parent's old house), H. Ross Perot Jr., Silvio Burlusconi and Michael Bloomberg, to name a few. This is a very small area of Tuckers' Town, but boy, does it have dough.

Nantucket is off and running. Getting rubber in all five gears. If we have a favorable political climate, I believe 2015 will break all records. Keep your fingers crossed, and talking about breaking things, keep them out of the cookie jar. I don't know what polar bears have to do with real estate, but I'll think of something.
