GROUND NOTES FROM DALTON
  The Good, The Bad and The Ugly

Last column I wrote about how passionate Nantucketers are about issues that affect Nantucket. One hot topic has been a developer's proposal to redevelop a piece of property on North Liberty Street. This is where the Good, the Bad and the Ugly come into play. The Ugly – I relied solely on the Inky for my facts. I should never rely on second hand info., especially if I am writing about a controversial topic. The Bad - I upset some people who I really respect because of my erroneous reporting. The Good - I found out that people other than my wife read my column.

The developer's application was to simply move a gambrel box from North Liberty Street to another lot. Since that column, the application was denied by the Historic District Commission, HDC, 2-3. What should have been a slam dunk application, considering the building was built in the '70's (that is 1970's) and has been mainly used as a storage warehouse for years, turned out to be a battle. It would be understandable if we were talking about the Oldest House, but I don't think this building is going to be on the Historic Landmark list anytime soon. Also, the applicant would have moved a building, which has a crumbling foundation and is literally falling into the abutting wetland, out of a protected wetland buffer and turned zoning non-conformities into conformity. Overall, a net positive.

For the time being, those opposed to the developer's plan got what they wanted. But, as the saying goes, be careful what you wish for...

RENTAL MARKET UPDATE
  The Renter's Experience

We often have homeowners ask us "What can we do to make our rental property more appealing to our renters?" We have found that there are a number of things that help to make a renter's experience more enjoyable.

• TV and Internet working (provide web access and internet id for tenants)
• All linens and towels should be clean and new each season with no damage or stains
• Grill is clean and propane tank is full
• Toilet paper, paper towels, laundry soap, cleaning supplies, light bulbs and trash bags are available and stocked
• Outdoor furniture is available and clean
• Beach towels, beach chairs, beach umbrella and beach cooler are available
• Coffee maker, microwave in working order
• Making sure we are updated as to any changes to your rental as far as availability, rates, new bed configuration, renovations, etc
• Keeping a home book as to the workings of the house

We find that properties that keep us updated tend to rent more quickly, so please inform us when you get a booking so we can accurately represent your calendar.

NOTES FROM PEPPER THE ELDER
  Slam-A-Roo

It seems that Antigua just seems to improve with age. The little villages improve, Saint John's and the roads get better. If you consider the main airport to be the gateway to Antigua, your first impression is that it is surrounded by immaculately maintained buildings: banks, offices, a cricket pitch etc. However, upon closer inspection you will note that everything is vacant. This was the personal fiefdom of Allen Stanford, he of the Ponzi scheme and recipient of a 110 year term in the Ol' Slam-A-Roo. At least he has someone to scheme with, as I believe Bernie Madoff is in the same clink. They both had a propensity for striped suits, but I don't believe this is what they had in mind. Nobody seems to know who maintains these buildings and grounds, but my guess would be the government, because it is, as I said, your first impression.

Come to think of it, Nantucket has been relatively scandal free as far as real estate goes. Oh, some shenanigans with escrow accounts, but not much. This is a situation that needs rectifying. I look good in stripes.
