Big week for Nantucket real estate - 9 Kimball Avenue sold for $27.16mm last week!!! The Seller, the estate of the late Richard Scaife, also sold 12 Sherburne Turnpike to the same Buyer for $3.995mm - not a bad guest house... I felt confident going into December that my brother, Pepper II, Doug Foregger and I on the sell side and Gary Winn on the buy side would hold the record for largest sale of 2014 - 33 Squam Road for $21.5mm. But, we got topped by almost $6mm, and almost $10mm if you include the "guest house".

Most of the people that buy properties of these magnitudes have made extremely smart financial decisions throughout their lives; some have just inherited their fortunes. The Buyer of 33 Squam Road has had a brilliant career thus far. The Buyer of Kimball Ave. and Sherburne Tpke. has been kept very confidential. However, I have a hunch who it is; I'll give you a hint, he is somewhere in the top 100 on the Forbes 400 and he did not inherit his fortune. So, if these guys are showing their confidence in Nantucket real estate, won't others follow? Don't the best money managers get mimicked constantly? The market is strong, but the 9 Kimball Ave./12 Sherburne Tpke. deal(s) might bring the market to another level. Remember what happened when Lou Gerstner bought 10 and 17 Berkeley Ave. for $7.08mm and $4.92mm, respectively, in Sept. '03? The show goes on...

RENTAL MARKET UPDATE
  Looking Forward to 2015

We made it through a rainy and windy Christmas Stroll weekend and another nor'easter this past week and we are all looking forward to the holidays and a happy and healthy New Year! With January just around the corner it is time to start thinking about your vacation plans for the upcoming year. We are in the office and taking reservations for the 2015 summer season!

Some helpful things to remember when planning your trip:

• The Steamship Authority will be opening reservations January 13, 2015 via the internet or by mail for travel between May 15, 2015 and October 14, 2015. 508-771-4000.
• If you choose not to bring your car the Steamship Authority/Hyline have many parking options and shuttle service to the Hyannis terminal. Once on the Island the Nantucket shuttle service (The Wave) runs to all island locations or bike rentals can be delivered to your rental home.
• If you are bringing your bike with you and walking on the ferry you do not need a reservation for your bike but you will need to purchase a ticket for it the day of travel.
• Barnstable Municipal Airport in Hyannis provides many flights to Nantucket on a year round basis. Other major airlines and airline charter service are available in season. Taxi service, rental car agencies and public shuttle bus service to Town (seasonally) are all available at the Nantucket terminal.
• Remember that the majority of weekly rentals are from Saturday to Saturday.
• We know the family dog is an important member of the family but understand that you are limiting yourself with regards to how many properties will allow a dog. You should also expect to pay an additional pet fee. Sometimes the easiest thing for all involved is to leave Spot at home.
