  Oh So Close...

I made the prediction in August, before anyone credible, that Nantucket real estate would have a $1,000,000,000.00 year. By my calculations, we are going to be at roughly $998,000,000.00. So, I was .002% off - not happy... My clients (and wife) demand perfection. But, if my clients fire me, I can always become a fortune teller, right? No, will sharpen the pencil farther and further for 2015 and get to perfection! Will come back with the exact (perfect) numbers in a couple weeks. This will be the third best year in Nantucket real estate history and it is not stopping now, I'm telling you (remember I'm a fortune teller, or am I? I can't tell (not meaning I can't "tell"), but don't worry, just know Nantucket real estate is a great financial and lifestyle investment).

RENTAL MARKET UPDATE
  2014/2015

Like the Nantucket sales market, the Nantucket rental market had a strong presence in 2014. Nowhere near Dalton's billion dollar equivalent, but still plenty solid compared to 2013 numbers. Lease requests in the fall have surpassed requests in the prior year, so 2015 is looking even more promising. The inventory is holding steady with new houses being added as other homes sell off.

The current trends we are seeing for 2015 include:
Slight rate increases with less Owner negotiation.
Tenants requesting multiple weeks.
Huge August demand (no surprise there!)
High Cisco location requests.

Houses with frequent updates often get the most rentals. Please make sure we are up to date with your latest rates and availability!

NOTES FROM PEPPER THE ELDER
  Cranes Again

If the truth be told (why doesn't that exactly slide off my tongue?) the reason I didn't have a blurb last time is that I thought December 15th was December 13th and by the time I figured it out, I was on my way to Sarasota for an appointment and had no time or means to write anything; Such is life in the bustling city. A very random thought: I feel sorry for anyone who doesn't like dogs.

2015 is looking like a very good year for real estate. Cranes are on the endangered species list, but you wouldn't know it by looking around Boston or Sarasota, for that matter. Yup, it's going be a good year. This despite there's an incredible amount of uncertainly about Obama Care- related taxes, and Eastern Europe might implode. Russia has one commodity. Oil. And right now the cost of getting it out of the ground is about what you can sell it for, so the Bear will be on the prowl, Cuba is going to be a fiasco and the stock market might very well crash, which could be a positive for real estate. We're currently looking into doing a spec house in Boca Grande. In other words, we're putting our money where our mouth is.
