  You Can Have Your Cake, But...

Town Meeting this year lasted three nights - about 4.5 hours each of the first two nights and then 2 hours the final night. Although I love this form of government and decision making, it is not perfect. For instance, for an active family, it is hard to go to a meeting from 6 to 10:30pm two to three nights in a row and basically put life on the back burner. The people that can do that are disproportionately retired people that are older than 60 (I have nothing against that and very much enjoy being part of the group). So, a conundrum happens. Does a 35 yo with two young children who is trying to get established have the same outlook on Town issues as a 60 yo emptynester? Sometimes yes, but many times no.

Therefore, some of the decisions made are not always the best decisions for the younger generations. In my opinion, this became apparent with the outcome of basically all of the zoning articles. In 2009, we (residents of TON) voted to put a master zoning plan in place. It called for upzoning (less density) in certain places and downzoning (more density) in other places. Up until this Town Meeting, most of the zoning articles have been upzoning articles, which passed. This Town Meeting, there were downzoning articles, which basically all were defeated. The issue is, younger generations need more density to be able to afford to buy (break out the Econ. 101 book to verify). I'm not about Nantucket being developed everywhere, but I do think the Planning Board staff does an amazing job and we should follow their lead. Anyone seen my cake...

LET'S MAKE IT HAPPEN WITH PEPPER II
  Trees

Spring is in the air and there is only one thing that comes close to Spring and that is making a deal happen. With Spring comes landscaping, the chirping birds and the scent of Summer.

We know a property owner with a double lot and we have a Buyer for the extra lot. The property owner does not have his extra lot on the market. The property owner did not even realize he had an extra lot. The property owner does not want to sell his newly found extra lot because he thinks it will effect his privacy. The extra lot is heavily wooded with cedar trees. Time to make it happen jpfco style. We propose to the property owner that the Buyer will transplant the cedar trees from the vacant lot on his dime. Jpfco pulls together a rendering of how the transplanted trees will look on the lot line as to protect his privacy. The seller agrees to do the deal after reviewing the rendering and only after the trees are transplanted. Now the property owner has found unknown funds and the Buyer has the lot he has been looking for years to find. This is how jpfco made it happen once again by thinking outside the box. Spring is a great time of year on Nantucket and this is one of the many ways jpfco will help make it happen for you!!!

  June-ya and the Dodo Bird

I just read Dalton's (henceforth referred to as Junior, pronounced June-ya) article and beg to differ with the snivel nosed little... I do not think property should be down-zoned. You pay a certain price predicated on what you can do with the property. If I pay x amount for a single lot and all of a sudden it's two lots, is that fair to the guy who still has only one lot? I say no. To which Junior says 'what about up-zoning?' Well, almost without exception, lots whose density has been decreased are grandfathered for a number of years for their former use. Junior says 'Well then people can't afford to live there. 'If I can't afford to live on Beacon Hill, I'll go elsewhere'. And they should too.

I thought the way of the mall was the way of the dodo bird. But Simon seems to be buying everything in sight and Mall of America has plans for one on 200 acres. The largest in the United States. Just outside Miami, in Hialeah.
