Not only is the market hot, but May and June are hot. Believe it or not, May and June can be some of the best months on Island. May has the excitement of the island waking up; the fauna is turning green, the cherry trees are blossoming, the weather is high 60's/low 70's during the day and 50's at night, the stores and restaurants are opening and the fish are approaching. Wine Festival, which is an amazing event, kicks off the season and then it is "go" from there. June is even warmer, everything is open, there are no crowds and the fish are here. And, if you are renting (i.e. a tenant), the rates are basically half the peak price. May and June are amazing months on Nantuck​et; they are hidden gems. And, they are great months to shop for real estate!

I love the simple things in life especially when they help make a deal happen. We were selling a house and the negotiations started to get a bit dicey. We were at a complete stalemate. Time to make it happen JPFCO style. The Seller had a cool old Wagoneer in their garage; the kind of Wagoneer only built for the beach and not I-95. The Wagoneer had a great deal of value to the Buyer with 3 kids, 5 surfboards, 6 fishing rods and a cooler. We suggested the Buyer come up to the Seller's price if the Seller threw in the Jeep. RENTAL MARKET UPDATE
  A Note to our Homeowners

In an effort to make all of your rentals run as smoothly as possible we offer the following suggestions about your rental property:

SCHEDULE A PROFESSIONAL SPRING CLEANING Ensure cleaning company has ALL turnover dates. Cleaning supplies: Please have the following available for Tenant use, it will help keep your home clean during the rental period: sponges, a vacuum, several trash cans with lids so that animals do not get into the garbage, soap for the kitchen, bath and laundry room, as well as basic cleaning products.

*Inspect & upgrade linens, mattress pads and shower curtains. Tidy linen closet and drawers.
*Leave a detailed house manual, including a list of caretaker, electrician, plumber, lawn care, trash pick-up, etc.
*Test ALL TV's and WI-FI at the beginning of the season. Display WI-FI password in an obvious place in the house.
*Keep personal belongings in a place the tenants will not be using.
*Replace batteries for smoke detectors and TV REMOTES.
*Have screen windows put up if they aren't already there.
*Make sure that there is enough tissue paper, paper towels, light bulbs, and clear garbage bags. Recycling is mandatory.

-Consider a hidden key in a secret place, such as outdoor shower, under a shingle etc, for a tenant who locks themselves out at 11pm.
-Display departure instructions - preferably in a house manual. Such as: please strip beds, start laundry, take out trash, empty dishwasher, etc.
-Water/Fuel: Notify plumber at least one month prior the turn on date, make sure they check that the hot water heater is working. Fill fuel tank and light the pilots for the hot water heater, stove, grill and the furnace.
-Lawn/Outdoor furniture: Schedule grass cut every 7-10 days, plant window boxes and have gardens weeded. Wash outdoor furniture and have arranged back outside. Have an adequate supply of lawn chairs and chaises depending upon the capacity of the house. Make sure the beach chairs are in good working order.
-Trash: Set up trash pick-up days and include on note for tenant.
-Grill: Please check to make sure grill is working. Get a spare gas tank. Make sure the grill is clean.

Being bad can be excusable, pardonable, if you will. One may simply lack the ability, not necessarily to excel, but at least rise above the level of mediocrity. However being boring is inexcusable and, unfortunately the Red Sox are both: Boring and ranking quite low on the skill-set meter. Jackie Bradley Jr? Puleez. By the way, this is also true of politicians, who have no excuse. I have an idea. Yeah, I know, always a dangerous proposition. How about Alcee Hastings plays center field for the Sox and Jackie Bradley Jr. serves in the Florida House? Fortunately the afore-mentioned faults are not applicable to Nantucket real estate.

It is quite exciting and of the highest quality. This is shaping up to being one of our best springs ever, despite that, in my opinion, we are still mired in a terrible depression. Can you imagine where the market would be if the economy was humming along. And hum along it will and then watch out, which gets me to familiar refrain, I have constantly muttered for the last 35 years: Nantucket real estate is way under-priced. I don't mean slightly, I mean by a lot. So strap on your turbo charged, Ameche boosted, Mr. Ed autographed, Buying Boots and get on with it.
