  All Thawed Out and Ready for Summer

The market remains strong. It is off to a slower start than last year, but that is mainly due to weather conditions over the winter. Buyers literally could not get on Island for many weekends this winter, which hurt sales; on the contrary, it helped when buyers could not get off Island :-) That being said, the numbers are still strong. So far, year to date, approx. $307mm has traded compared to $385mm in the first six months of 2014, $240mm in '13, $282mm in '12, $222mm in '11, $247mm in '10 and the lowest volume in recent history, $115mm in '09.

Sellers seem to be coming out of the woodwork, as well, as available listings are up significantly from their low last year. Right now, there are 441 available listings compared to the low of 366 at this time last year, 452 in '13, 520 in '12, 610 in '11, 651 in '10, 680 in '09 and the peak of 695 in '08. I do anticipate a lot of activity in the next few months. It may not be another $1bb year, but it will be very close.

RENTAL MARKET UPDATE

With summer now in full swing I have had a few tenants ask me where they can have lunch on the beach. While Nantucket is surrounded by beautiful beaches there are really only a few restaurants that offer lunch beachside.

  Smells

The smells. Ah, the smells. Instant childhood. Every year when I go out to 'Sconset in the spring and the rosa rugosa is blooming, I'm six years old, playing on the Bluff. It's intoxicating. The honeysuckle, the lilacs, the privet in bloom; There is really nothing quite like it. 'Sconset is a perfect environment for flora that thrives in salt air and it is one of many reasons that 'Sconset cannot be duplicated. I guess the guy in the Florida Panhandle tried it with Seascape, which, although nice, ain't 'Sconset. Hummock Pond Farms was supposed to emulate 'Sconset and it does in scale, but that's about it. For such a small island Nantucket has many distinct neighborhoods, all with their individual virtue. How are we going to re-create Quidnet? You can't.

We're moving to town for the first time in about twenty-five years and Libby and I are really looking forward to it. So, if you're here for the first time, look around for a bit and then buy in the Fall. Don't make the mistake of thinking that prices will come down, because they haven't and they won't. Nantucket is about memories. The excitement on the face of the kids as the ferry docks. The air. The air. Indescribable.
