  The Fall Standoff

This time of the year always brings the ultimate Fall Standoff between Buyer and Seller. On one hand, the Buyer wants to buy a certain property, but sees price reductions happening, so does he wait and hope a price reduction will happen and risk losing the property or just go ahead and buy? On the other hand, the Seller wants to get her property sold at the highest price, but sees her competition dropping their prices, so does she hold strong believing that the right buyer will walk through the door and risk missing the Fall market or drop her price and give herself better odds of getting her property sold?

What to do is definitely a case by case situation. However, in general, if you are the Buyer and it is the perfect property, pull the trigger. If it is not the perfect property, but you'd be happy with it, at least make an offer so the Seller knows you are out there; you may get lucky and the Seller accepts it, but, at the very least, the Seller knows you are out there - maybe she doesn't find another buyer and comes back to you ready to accept your offer. If you are the Seller, depends on activity. If you have no activity, make the adjustment. If there is activity, hold tight, but let your broker know you do not want to own the property in the New Year.

What a wonderful Summer we have had weather wise as well as Real Estate sales. We at JPFCO do not stop making deals happen. The other day a Seller who has had his property on the market for about half a decade receives an offer from team JPFCO. The Buyer is just a tad short of having the cash to purchase his property but he is expecting a nice pay day in 11 months. Time for team JPFCO to make it happen. We advise the Buyer to offer the Seller a first mortgage of the difference in cash to the purchase price. The Seller agrees to hold a note until the Buyer's big pay day and team JPFCO closes another deal. Team JPFCO constantly making it happen and thinking outside the box..

RENTAL MARKET UPDATE
  Fall Updates

As the beautiful days of September fade away and Fall restaurant week is in full swing, we look forward to many of our Island's upcoming Autumn events. This weekend kicks off with the Scallopers Ball; a fun community event sponsored by The Nantucket Shellfish Association and celebrating the start of scalloping season. The Nantucket Arts Festival also opens this weekend with the Nantucket Arts Council's annual celebration of arts and culture on Nantucket. The Cranberry Festival, now in its 13th year, will take place on October 10th at the Windswept Bog off of Milestone Road. Many fun activities for all featuring cranberry harvesting and farming history, petting zoo, sheep shearing and herding, live music and hopefully a beautiful Indian Summer Day! We invite you to come on over and enjoy a fun filled Autumn weekend on Nantucket!

We went to the beach at the 'Bad Lands' last weekend. First time in many a moon, and Boy, did that bring back memories. Most of which, believe it or not, are fit for family consumption. Darn. Some forty years ago (I did say memories, did I not?) myself along with two friends from Charleston, Hank Holiday and Paul Carter, decided it would be a good idea to throw a day-time party in the 'Bad Lands' and we named it the Madequecham Jam. We got the band, 'Ill Wind,' from Preston's (He of Bosun's Locker fame) Air Port Lounge, where we went virtually every night, and invited our friends. I guess we didn't realize we had so many friends. About 500 showed up and did we ever had fun, so much so, that we decided to do it again and again. After about 4 years, it got too big for us and was attracting the 'wrong' crowd. Of course they probably said the same thing about Hank, Paul, and me. But in the immortal words of Leslie Gore "It's my party." So we packed up our autographed 45's by Commander Cody, Nervous Norvus, Clarence 'Frogman' Henry and moved on.

It was quite something seeing that beach today. Uncrowded. Unspoiled and mostly protected by conservation. Nantucket is truly sui generis. Hmm, I guess today is my yearly multi-lingual outing.
