  A Million Bucks - Forget About It

The under $1,000,000 market for a fee simple, single family house has all but disappeared. Currently there are only 22 active listings in this category and they are limited to a few areas. There are 2 in Madaket and both of those houses are very prone to erosion and about to float away; 1 in 'Sconset that is a 1 bedroom, 1 bath, under 700 sf beach cottage; 6 in Town/South of Town and most of those are not exactly "turn-key"; 1 in Naushop; 3 in Tom Nevers and 7 Mid-Island. Now, if you are willing to spend an additional $500,000, your options almost triple to 62 available listings. You still won't get into select areas like Monomoy and Squam, but you will have far more areas to choose from. The Buyers who got in for under a million over the last few years are sitting pretty.

I have a feeling I'm going to be writing this same blog ten years from now, but I'll be talking about the under $2,000,000 market.

Team JPFCO hopes everyone had a Happy Thanksgiving!!! We have a great client with two fantastic houses on the Island. Since he will only be using one and likes the sun as much he likes the snow. We have another client with two houses in Aspen but no house in Nantucket. Time for team JPFCO to make it happen and keep our clients happy. We make a deal for the owner of the two houses in Nantucket to swap a month in August for a month in February with the Aspen owner.

This weekend marks the annual Christmas Stroll. If you are traveling to the island for the weekend or just for the day there are many things to enjoy and experience to get into the holiday spirit! NOTES FROM PEPPER THE ELDER
  Syria, My Home Sweet Home

Zippity DoDa, Zippity Yeah. My oh my, what a beautiful day. Thanksgiving in Nantucket. Spectacular. Clear blue skies. Slightly chilly weather. Maybe a decent football game or two being televised. Of course, we have the added advantage of having our two boys and five grandchildren living on Island. But its the weather that is so special. I imagine it is much the same as when John Bradford and the settlers sat down to 'break bread' with the Wampanoag Tribe. It gives the event a re-created feeling.

No, I do not want to spend Christmas in Syria. I don't even want to spend Ramadan in Syria. Interestingly enough, the merchants tell me that Thanksgiving is busier than Stroll. Giving further credibility to Beinecke's adage that the tourists arrive on the boat with a dirty tee shirt and a five dollar bill and don't change either. It's a given that its a field day for gourmands, and, I hope in most cases for gourmets, Next time we'll report on the Stroll which is next weekend. I hope you had a great Turkey Day and stay away from Syria. But don't worry, Obama's bringing Syria to us. So don't forget to lock up your camels at night.
