  BOOM!

The building boom continues! For those of you who have not been on Island since last summer, you may be shocked by the amount of new construction you'll see when you return this summer. Every neighborhood has construction happening. Fiscal Year 2015, July 1, 2014 to June 30, 2015, saw the most building permits issued by a wide margin. I imagine FY16 is going to be right there with 2015, if not beyond. Since the late '90's building permits issued have averaged around 1,200 per year. This bottomed in FY09 with just under 1,000 permits being issued. Since then:
FY10, approx. 1,150;
FY11, 1145;
FY12, 1406;
FY13, 1639;
FY14, 1797;
FY15, 2010!

Building permits issued between the low of FY09 and the high of FY15 were more than double! Is that why my Contractor won't call me back?!

The Buyer does just this and sub-divides the property; Sells one parcel which brings down the basis of the other parcel by 1/3rd.

NOTES FROM PEPPER THE ELDER

Anyone who follows me (talk about time on your hands) will know that I am unabashed Boston chauvinist. And that I'm also pretty fond of Boca Grande, perhaps because Boca Grande was basically founded by Bostonians, most notably the Crowninshelds who are the Boston (Marblehead, to be precise) branch of the Duponts. So what do you have? A Florida town with the feel of a small New England town. Pretty cool, if you ask me, which, of course, no one has.

We were having lunch at a restaurant the other day, sitting outside. On one side the people next to us were wearing Red Sox paraphernalia, on the other side Patriots' stuff and behind us Cheers' gear. And not a Basston accent to be heard. I know what you're probably thinking: 'Doesn't sound like a very well-dressed crowd, and I'd have to concede you're correct. But sentiment trumps (am I allowed to use that word?) sartorial splendor. Put on those shamrocks and head on down to Boca Grande, where real estate is 'dirt' cheap (pun intended).
