  If the Past Is Any Indication of the Future

Then, we are going to hit $1,000,000,000, which I see as the benchmark number if we are in a very strong market or not. Traditionally, more than half of Nantucket real estate closings happen in the second half of the year - on average of about 55%, actually. For the first half of this year, we have closed $465mm. If the 45/55 split stands true, then we are on pace for just over $1bn. 2014 was the last time the market hit $1bn and there were $443mm closed in the first half of the year. Couple this trend with the fact that there are close to $200mm in pending sales and I think we are well on our way to the $1bn benchmark.

LET'S MAKE IT HAPPEN WITH PEPPER II
  Being Cool

Lets make it happen everyday all day!!! Truly great to be on one of, if not the coolest place on the East Coast in more ways than one. Tenants never want to leave a cool 80 degree Island to go back to their 100 degree home. We had a tenant that could not find a property to extend their stay. Time to make it happen JPFCO style. We located a property that fit the bill but it is for sale not for rent. The tenant cannot afford to buy the property until the New Year.

Being the negotiators that we are, we devise a plan where the tenant puts down a substantial amount of non-refundable money but that will be applied to the purchase of the property. The tenant agrees to close the first week of January. The Seller signs the deal, the tenant moves into the property, and two days later and everyone is cool. So if you want to make it happen and be cool contact JPFCO!!!

RENTAL MARKET UPDATE
  JPFCO Rental Update

Hard to believe that The Boston Pops concert has already come and gone and The Opera House Cup Race is this Sunday. These hot August days are flying by. As college kids head back to campus and families begin to depart our fair Island, Nantucket will begin to quiet down. Parking will be easier to find, the line at The Juice Bar won't be so long and traffic won't be so busy. However, we at J Pepper Frazier Company continue to be busy and are already booking for 2017.

Tenants who book early enjoy the advantage of getting the weeks they want and the home that best fits their needs. Wether you are a repeat tenant or you are thinking of renting a different home, it is never too early to book.

The Boston Pops one week. The Opera House Cup the next; the hits just keep on coming. With possibly the best restaurants on the East Coast, certainly the best architecture as a whole, temperatures of 90 degrees in Boston and New York and 79 in Nantucket. To paraphrase Mort Sahl, or one of those guys: What's not to like? And get this. The best part, the Fall, is coming up. Sshh. Don't tell anybody. Actually the cat's out of the bag, but with the school schedules being what they are, people can't stay.

It's also the best time to sell real estate. The houses are empty or owner-occupied and easy to show. During the summer tenants can be very uncooperative and the truth be known, the highest paying tenants are the most cooperative. They never leave a mess and they understand commerce and how to deal with problems. I don't know about you, but I can live without calls about broken air conditioners, clothes driers that don't work and the terribly perplexing problem of replacing a light bulb. Oh joy, that's a lot fun. And although I think I'd look very sharp in one of white smocks with my name on the pocket, replete with a plastic insert. I'm not about to enroll at I.T.T. Tech. I mean, I haven't even finished tractor-trailer school.
