  Timing is Everything

As with most things in life, timing is everything in the real estate business. As a Nantucket real estate broker, I am constantly working with other brokers to do deals - as the saying goes, "Co-broke, or go broke." So, when I ask another broker a question like, "Will your client sell her house?" and they immediately say, "I asked her last year, she'll never sell", I instinctively respond, "Well, have you asked her this year???" An amazing case and point happened to me the other day. I was showing one of my listings and I saw a "hoped-to-be client" next door. I said, "Hi, how are you?" and then half jokingly, expecting the usual response, "So, are you ready to buy that beach house, yet" I have something I think you'll really like." She replied back, "Good timing, we just sold our business and we actually are ready to buy that beach house." I was floored, but said, "Alright, let's do this!" Sure enough, I sold them the beach house and got the listing on their existing property. So, never say never, as timing is everything...

On another note, the market continues to move. I foresee another $1bn+ year.

  Sweet Summer Weeks

Once again, the weather is sweet on Nantucket as are the Brokers at JPFCO. We are making it happen and closing deals daily. A Seller had a deal on the table but the Buyer did not offer quite enough to make ends meet. Time for team JPFCO to make it happen. Team JPFCO proposes that the Buyer offer a week during the Summer for two consecutive years for the Seller to use their house. The Seller agrees to the deal and JPFCO makes it happen again.

Sun is shining the weather is sweet and team JPFCO is making it happen.

RENTAL MARKET UPDATE
  Homeowner and Tenant Update

J Pepper Frazier Company held its annual clambake on October 4th at beautiful Miacomet Beach. Although many days preceding the event brought much rain and wind, the Nantucket weather gods saw fit to clear up the skies in time to showcase a breathtaking sunset! Bundled up in layers and warmed by friends, fire and a lovely evening catered by Susan Warner of Nantucket Clambake Co.

Our Island is still busy with weekend travelers and day trippers. This weekend marks the beginning of the kick off of the new Nantucket Grown Food Festival. Featuring dinners, demos, workshops and tastings, to benefit Sustainable Nantucket. Another nice way Nantucket is keeping it local!

Homeowner notes: We are well in the swing of booking weeks for 2017 rentals. In order for us to give tenants the correct information regarding your property, we need to have your latest 2017 rates and open dates. In addition, please keep in mind that Fall is a beautiful time to take photos. If you would like us to take new photos of your property please let us know.

NOTES FROM PEPPER THE ELDER
  Fall Musings

'Children sing and school bells ring. It's back to Robert Hall again.' Not really. If I had frequented Roberto Hall, I think I would have been Persona non-grata at my very waspy clubs, such as Book (no, not Brook) of The Month. But Fall is here and nowhere is it more glorious (to use a waspy, or at least of the Brahmen persusation, word) then 'Here on Nantucket Island.'

To do a complete turn around and quote Lester Lanin who interestingly enough, wrote 'Hail to the Nantucket Yacht Club.' The Fall is still somewhat of a secret. Of course, going back to school is part of that, but as SaintGrottleSex plays an increasingly larger role for the denizens of this fog bound island. that may change. So happy autumn. Whalers' soccer and football: both undefeated. No bad. Go Tide.
