During the first blizzard of '17 on ACK, I had a few moments to read an amazing article from Forbes on a beast of a man - David Mitzner - whoa!!! So many parts of the article stuck out, especially this quote, "I've learned my lesson: if you think something has real value - go for it. Even overpay if necessary, the property will pay you back the difference, if its value and location is really right." I'm a firm believer in this especially if you factor in the lifestyle element. Money is money, life is everything...

  New Year, New Deals

A great way to bring in the New Year is by making deals happen. Some of Us don't like to pay taxes. We have a client just like this and that is how we helped to make it happen. We put a deal under agreement in July but our client did not want to close until the New Year. The one hang up is the Buyer needed to use the house over X-Mas Stroll as did the Seller. Time to make it happen JPFCO style. We ask the Buyer for a large escrow non-refundable and as JPFCO always goes the extra yard; We let the Seller use one of our houses as a concession. Well guess what JPFCO made it happen!!! Everyone had a great Stroll, we just closed another deal and JPFCO now has a new client (Seller).

With the ringing in of the New Year, we at J Pepper Frazier Company are looking forward to another happy, healthy and prosperous year. We are also looking forward to another successful rental season. With our 2017 rentals well under way and ferry reservations now open to the public, we are encouraging our tenants to book their 2017 rentals and reservations. August weeks tend to get booked up quickly however; this new in Town rental still has some prime weeks open...

A couple of milestones in my winter neck of the woods. One: Ringling Brothers is closing its doors for good this year and Two: Sarasota issued a billion dollars worth of building permits in the last three years. On the first score the Feld family did such a lousy job that it deserved to be shut down. Not a John Ringling or Emmet Kelly in sight; the circus had become unbelievably tacky. A female ring master? Puleeze, give me a break.

As for the second matter, as you know, I love Sarasota and worry that with forty odd multi-apartment buildings in the works, the city will develop a cavernous feel and the water views will be blocked, much as they are in Vancouver. Now, I'm not known for my egalitarian views, but I do believe that the public should have equal access to beaches and natural beauty. And, no I did not vote for Hillary. Harold Stassen is still my man.
