There are many perks to my job, but a big one is that I get to see incredible properties - Work Of Art Houses. And, they are just getting more and more stunning, especially with the high-end spec. houses. Since most of the spec. builders are crushing it right now, more are getting into the game causing more competition. So, they have to differentiate themselves from each other causing the bar to continually get raised.

Then, there are houses built by end-users, who decided to sell for one reason or another, with unlimited budgets and only want the best of everything. For example, 4 Middle Valley Road/48 Shimmo Pond Road just came on the market - WOAH!

I love my job!

  A Sublet

Love what we do, do what we Love, making it happen at JPFCO. Our clients understand our commitment to making it happen and therefore become loyal lifelong JPFCO clients but also lifelong friends. One deal with two of our loyal clients; The Buyer and the Seller were inches away from a deal but just could not come to a meeting of the minds. We know that the Buyer will not being using the property for the summer.

Time to make it happen. Team JPFCO understands the importance of loyalty. We come up with a plan that the Buyer closes on the deal in the Spring and leases the house to JPFCO for a $1.00 with the right to sublet the property. We sacrifice our commission to cover the difference in $ in the deal. Team JPFCO leases the property for the summer and more then covers the commission and this is how you make it happen!!!

All is quiet on the Island front...

All is quiet on the Island front with school vacation this week and many off to warmer temperatures. Although, we have enjoyed some milder temps lately which is always a welcome surprise in February. Even though the streets of Town seem deserted this week, our office continues to be busy booking rentals.

  The Mendosa Line

Well they're Back. Or maybe they never left. Cranes. The kinds without wings. Everywhere in Sarasota. Also a preponderance of Sandhill Cranes, who are protected, of course. And I guess it's working. There must be 20 high-rise, high-end condominium projects underway in Sarasota. You'd think they would be in danger of over-building, but the economist (at least that's what he calls himself) Art Laffer (The Laffer Curve) was in town the other day and asserted that Sarasota was going to have a housing shortage. Of course, he may have also predicted that Donald Trump was going to open a hairdressing academy and that Mario Mendoza would win a batting title. So we'll see.

Part of the charm (of which there is an abundance) of Sarasota is its small town feel. Also, not to despair, all is not wrong with the world. The baseball season is right around the corner and barring injury, I think the Sox are going to be quite formidable. I think I'll end on that high note.
