The downtown Nantucket commercial market rarely, if ever, has a vacancy. We own a few buildings and are constantly getting calls asking if we are going to have a space available. The answer is usually "no"; the tenants know once they give up a prime space, it's going to be hard to get back in.

A friend owns a triple A building. His tenant of 21 years decided to retire. When the moving truck showed up in the middle of winter, when barely anyone was around, word still spread like wildfire. He had a signed lease and half the year's rent wired to him before the previous tenant even took their sign down. He didn't tell anyone it was available, no advertising, leased within 24 hours - whoa! He said he could have leased it 10 times over. When the opportunity is there, you have to be quick...

  Weather Report

Not everything in Life is like Snow in ACK or Telluride but thank goodness we have it and the friends to go with it. Let it Snow and lets make it happen!!! In Nantucket it is hard to judge whether it will rain or snow but when you know you know. When you know, we know and this how we make it happen together, JPFCO style.

One thing I know questions lead to answers and answers lead to deals. The other day a simple question to a fellow Broker; "do you have any Buyers?" Co-broke or go broke, we jumped in the car and headed East. His clients flew in the next week and we put the deal together. So don't forget get to ask ?'s and come to JPFCO to make it happen.

  Put Your Sox On

Brr. It's cold. Yeah, I know I'm not getting any sympathy from you. But cold or not, the two most important words in the English language have been uttered. Play Ball! Yup, that time again. And I think the Sox are going to be good. Possibly very good. And they're pretty young, although the glue that binds, Dustin Pedroia is getting up there. So let this be the year. What a kick if Boston won all four major championships. A feat I doubt any city has ever accomplished in a calendar year. Well, maybe Athens, but the competition was weak. If the competition got too stiff, they simply killed it. Gladiators? Lions? Whatever worked. Simple. Right? So cold be gone and let the real estate games begin.
