  One Bite

I'm a firm believer that there is no time like the present to buy property on Nantucket if you are a long term holder and/or if it's a lifestyle buy. Nantucket real estate values are tried and true that they inevitably go up and outpace most other investments. We tell the Buyer to set up a seasonal rental with full transparency to tenant. He lines it up shows it to the bank with a cashier's check. Of course the Buyer cannot cash the check because he does not own the house, yet:-) We use this as leverage with the bank. The bank lends the x needed. The deal closes and there are some happy tenants. This is how we make it happen at JPFCO.

A random thought hither and yon: There is not much that I can't get in Sarasota; they even used to have the Red Sox in the winter. The little city has first class restaurants, a wonderful venue for plays, acts etc. The Van Wezel. Really first class beaches. Pretty good shopping, although as Linda Ronstadt sang, 'I'm not in the market.' A very convenient airport and much like Boston. A walking city. I like it. I don't know anybody who doesn't.

And for me, the best part is that I can enjoy it all and still live in Boca Grande, plus be able escape to Nantucket in the summer. Sarasota hit an all-time high for the date of 88 degrees the other day. They say the secret To Tom Brady's health, durability and longevity is avocado ice cream. Would it be worth it? Although I must admit my favorite athlete of all-time, Duke Snider was an avocado farmer. OK. If you insist, Once an avocado farmer, always an avocado farmer. Enough about avocados? Fine. Let's move on to the Ritz Brothers.
