Another, awesome whirlwind season. Nantucket really is special. Not many places can you find your own private beach in the middle of summer, watch the Beach Boys under the stars on the water, see Ziggy Marley, Blues Traveler, Steel Pulse and The Revivalists among others in a 300 +/- venue, have five star meals after shopping at five star stores, catch fish, surf, bike the island from east to west, north to south on bike paths, run in the Race for Open Space through the cranberry bogs while all in good company of great people. The list goes on... So, it's no wonder the market is strong - who wouldn't want a piece of the Rock. Prices continue to rise. The average sale price thus far for 2017 is $2,021,481. At this time in 2016, it was $1,807,520; 2015, $1,769,298; 2014, $1,683,023. Total volume YTD is about 7% higher than 2014, our last billion dollar year. Econ. 101 - supply's falling, demand is rising.

Fall is coming but I feel an Indian Summer on the way as we at JPFCO make it happen everyday. We did a deal at the good old Moby Dick. Seller wanted x the Buyer only wanted to spend y, time to make it happen with a z. We pledged we would buy one of the cottages and this showed our faith in the market. We overpaid but we put our money where our mouth is and tripled our money. This is how we make it happen at JPFCO. Happy September!!!

NOTES FROM PEPPER THE ELDER

It's September and the Dodgers and Red Sox are in first place. To quote Warren Beatty, 'Ain't Life Grand.' I've been told (ordered) by my sons to relate some of the rather amusing real estate situations, although not necessarily at the time, in which I've found myself. I had just sold my mother's house at 141 Main St. to this CPA from Boston and we in turn had rented the house to a very wealthy guy from Columbus Georgia, whom I happened to know. He had plans for a big party featuring Peter Duchin's band. I, of course, checked the house out and all was clean and tidy. Only one problem, there was no furniture. A minor matter, you say. Well, you're wrong. The lessee jetted in and was, shall I be polite, not pleased. I asked the new owner, 'Where's the furniture' No response. The lessee is going ballistic. Oh, by the way, he's also paying one of the highest rents ever collected on the Island. I said to ... (Name deleted, to protect the innocent), I'll take care of it.'

Yeah right. How? Libby and I scurry around and take furniture, not to mention a Grand Piano, from any where we can. We are truly the white Fred Sanford and wife. Somehow we got it together. The guy never spoke to me again. His party was a success, despite a bunch of Grandees sitting in a rather grand living room in beach chairs. Most be the motif. Very beachy, don't you know. Next blurb, I will relate when the Bank of Boston came to inspect their collateral, and low and behold, the house was gone.
