  Prime for the Pickin'

The market, in general, is well above the previous high and it doesn't seem to be slowing. In the long run, Nantucket real estate values go the only way to the sky. However, if you are a more financially motivated than lifestyle Buyer and have the dough, there are some deals to be had, especially in the $5-10mm market. These are typically the listings where the Seller has either bought another property on Island (mostly an upgrade) and just doesn't want to have two, big properties on Nantucket or they've had a fundamental change in their lives (moved to California, changed jobs, etc) and they can easily afford to take a hit; it won't financially change their lifestyles. So, if you make them an offer within striking distance, they'll probably bite. Feel free to contact your favorite ACK broker to hear ones we think are prime for the pickin'.

  El Tigra

Boca Grande prices are low. Way low. Not comparably, but not where they should be. Is that a good thing? It depends, I guess. We all like to have high values (except when the tax man comes a knock, knockin' on your door) on our properties, but does it change the character of of the location?

In Nantucket, a great deal of the Island's work force is imported, obviously adding additional expenses. In Boca Grande, there are some workmen, not many, but nonetheless available in a limited capacity. There are no more caddies on Boca Grande. On Nantucket, In essence there are few locals and with their diminishing presence, the real characters disappear. Pray tell. Why did they shut the Coffin School? I mean in Nantucket there are no more El Tigras, Billy Dexters or any number of Penroses, to name a few. For me, I miss those guys and they have been replaced by a bunch of Yahoos who sit on the Main Street benches and think they blend in. They don't. It's sort of like seeing a guy at a party in a leisure suit who thinks he's sharp. As my father wrote: Not even Nehru looked good in a Nehru Jacket. Character is character and it cannot be artificially reproduced. That's my Sigmund Freud thought for the day. Probably, the year.
