  What I Like About Winter Buyers

Keep on whispering in my ear, tell me all the things I wanna hear, cause it's true, they really wanna buy. If a buyer is willing to come on Island in arctic conditions in middle of winter, they're probably serious. January is a great time for buyers to see properties because for the most part, they are vacant. Also, if a buyer likes a property when the flora is dormant, the sky's typically gray and the house is shutdown for the season, then they probably are going to really like it in the summer. Believe it or not, many actually do make the mission to get a deal done making January a productive sales month. YTD, over $30mm has closed and there is at least another $150mm in the pipeline.

It's been an eventful couple weeks on Island between the negative degree temps., the harbor freezing for about a week cancelling all boats (Stop and Shop had to move food from the downtown store to the mid-Island store to keep the natives at bay as rations dwindled) and the main sewer line busting. The sewer has since been fixed and the Strip area has been scrubbed and bleached; I actually had a client who recently commented how nice the Strip smelt:-) The harbor and beaches are in good shape; the system got flushed quickly.

Dow 26,000 - wow. Should be a strong season...
 
 

LET'S MAKE IT HAPPEN WITH PEPPER II
  Sellers & Buyers

What a wonderful month to make it happen in ACK. We have a client that really wants to buy the house they rented the summer of '17 but the owner is not committed to selling. Time to make it happen JPFCO style. Team JPFCO sets up a deal between the owner and the tenant; the kicker is that the owner has until the New Year to find a target property.

We dig deep and nothing seems to fit the current home owner's criteria. Team JPFCO switches gears from houses to land which the home owner was adamant about purchasing a house not land. We find a fantastic piece of land and show the home owner. The home owner falls in love with the property except what to do the summer of '18 since their new house will not be completed. We speak to the tenant and explain the situation and suggest they permit the current home owner to use the house for 5 weeks in '18.

The tenant agrees and now becomes a Buyer; The home owner now becomes a Seller and a Buyer. The deals happen and this is how we make it happen at JPFCO. Happy New Year and here's to trifectas!!!
 
 

RENTAL MARKET UPDATE
  Booking 2018

Word around the office is how busy agents are this year with extra inquiries. After doing a little comparative analyses, we determined that executed leases for this January are up 35% over January 2017.

Whether we are seeing an increase of booked leases overall or if tenants are just booking earlier remains to be seen, but one thing is for sure, the 2018 booking season is off to the races! A record breaking year may be in the forecast for rentals, with more families searching and increased early bookings; I encourage those of you who have not yet started your search to call your agent today to get started! Nothing like booking your sunny, summer, Nantucket rental on a cold January day!

NOTES FROM PEPPER THE ELDER

It seemed like a good idea at the time. Or did it? In any event, we just bought a new 'joint' in Florida. Not to replace our existing house (no, of course not), which is really cramped; It only has five extra bedrooms and as many baths, plus Libby and I, and of course, along with our menagerie, are the sole inhabitants. So go figure. There is also a guy named Igor in the basement. But I can't figure out who he is.

As with Nantucket, I am betting that contrary to popular belief Boca Grande is significantly undervalued So here we go again. Anybody want to rent a couple of rooms in Boca Grande? Igor included.
