  Nantucket County, Commonwealth of Taxachusetts

I've had many people ask me how the lowered real estate tax deduction would affect the market on Nantucket. Most people had the assumption that it would have a negative impact on the market. However, I think the opposite - it will have a positive impact. Although Nantucket is part of the Commonwealth of Taxachussets, the Nantucket real estate tax rate is $3.53/$1,000 or, no calculators, .353%, of assessed value for FY18 - one of the lowest mill rates in the country (another reason to own a piece of the Rock)! So, your property would have to be assessed over $2,832,861 to go over the allowed deduction. Whereas in Suffolk County, NY (Hamptons), the rate is approx. $22/$1,000. So, your property would hit the limit at approx. $454,000 of assessed value. People don't like taxes, but like vacation homes. Hmmm...

I watched the President's first State of the Union with more than a modicum of interest, Would He be petty? Would He be wildly partisan? Would He be vulgar? Would He be bombastic? All unappealing traits, to which he descends all too often. The answer to all those questions is a Body-Slamming No! He was extremely conciliatory to the other side of the aisle? Was he correct about trumpeting his achievements? Did He behave Presidential (Something I think he finds very difficult due to his over-sized ego)? A resounding Yes. On the other hand Young Joe Kennedy III was also very impressive and, I think, a super star in the making, which is good thing because if the Democrats keep trotting out 'tired hags' like Chuck Shummer, Nancy Pelosi, and if you'll pardon the expression, Maxine Waters. And if you don't, I'll understand.

Not that the Republicans are exempt. Are you kidding me? Mitch the 'Turtle' McConnell and the preposterously stupid John McCain. No, I'm not forgetting the aptly named Jeff Flake. So, that's it in a nut-shell (double entendre intended). Who would have thunk that we'd long for the days of Charlie Rangel, and Wilbur Mills along with his much more intelligent side- kick Mr. Ed. It's a wrap. Next time the white hot Sarasota real estate market.
