A rising market can be a tricky market to navigate.  On one hand, buyers are looking at past comparable sales and thinking why would I pay more than the last guy.  On the other hand, sellers are seeing more demand and thinking their property is worth more than the last guy paid.  There is a fine line where the buyer doesn&#8217;t think he is paying too high and the seller doesn&#8217;t think she is selling too low.  Couple this with the emotions of buying and selling one of their biggest assets and the deals get interesting.  That is why a good broker is worth every dollar of his commission.  When a deal is about to blow up because of a washer and dryer or better yet, a rug, you want a good broker to calm everyone down and get everyone thinking rationally, again.
