Given the historic low interest rates and the historic high stock market, demand for real estate is high.  2014 had the highest transaction volume since the go-go years of 2003 &#8211; 2005.  Couple the strong demand with extremely low supply and Econ. 101 tells us values are going up.  Inventory peaked in 2009.  This time in 2009, there were approximately 520 available listings.  Right now, there are 268 available listings &#8211; nearly half of the peak!  After having a few flat years between 2010 and 2013, the appreciation last year and this year thus far is noticeable.  In 2013, the median sale for a single-family property was $1,200,000.  In 2014, $1,465,000.  And thus far in 2015, $1,778,750.
