Total volume closed at almost $850,000,000.00 exactly. According to LINK, Nantucket's main multiple listing service, there were 478 transactions this year compared to 527 last year. Last year, total volume was almost $1,000,000,000.00 to the dollar. So, volume down 15% and transactions down 10% would lead many to think that values were down. But, the real story is values were up, measured by median value, but high-end ($10mm+) transactions were down by almost 50%. Think about it, it would only take five $30mm transactions to make up the volume difference. Maybe wishful thinking, but 2016 is a fresh year.

High Fallotin'
Well, we got our wish. The Boca Grande Bowl is going to happen. As improbable as it sounds, both the Clemson (#1) coach and Alabama (#2) coach live in Boca Grande. The Island is getting a fair amount of ink about it, along with glowing reports about the place. People are always saying 'don't tell anyone about the Island. We don't want any more people.' The fact of the matter is that you can't change much around here. It's all protected by the Gasparilla Act, which should be the proto-type for other communities. No high rises. No density. Strict rules about advertising. An historic district, replete with an H.D.C. Good stuff.

We were fallotin' in the high cotton last night. Two huge fire work displays, lots of adult beverages and tons of fun. So we pick ourselves up and start all over again. I am anticipating some very positive changes in the tax code this year or next, which will be an incredible boon for real estate. So Boys, 'let's keep the ball rolling.'
