GROUND NOTES FROM DALTON
|The Gateway to the Elk Mountains|
|Pep and I just got bACK from seeing our buddy in Crested Butte, CO - very cool town. Naturally, I asked how the real estate market was and, as expected, was told it was strong. It has many similarities to Nantucket - charming historic district, tight zoning, stunning outdoors, friendly people, healthy lifestyle, solid restaurants, and a finite supply. Like Nantucket, it's a market that won't go down over the long run.|
LET'S MAKE IT HAPPEN WITH PEPPER II
|X+Y+Z = JPFCO|
|Making it happen on the Island rain, sleet, hail, snow or sun 24/7. Team JPFCO was doing a deal the other day where the Seller would not budge and the Buyer could not financially come up any more; Time to make it happen the JPFCO way. We propose to the Buyer that he offers to the Seller x with the Seller holding a second note on the property for y with a ballon payment of z.
The Buyer makes the offer, the Seller agrees and this is how we make it happen x y z style at JPFCO.|
|RENTAL MARKET UPDATE|
|Is March spring or is it winter? Year after year we hope for spring on Nantucket but even after mild winter weather throughout January and February, March regularly delivers some of the most wintry weather of the season! Yesterday we experienced winter storm "Skylar" which dumped several inches of snow on our fare isle, intensifying our longing for balmy August afternoons. If I have learned one thing to be true, it's the adage, "The days are long, but the years are short," and although we are digging out snow covered driveways today, summer will be here in a flash. It's the perfect time to book your summer rental and send winter packing for good! |

NOTES FROM PEPPER THE ELDER
|Trump? Certainly, I've had my doubts, But I think I'm finally
starting to get it. I always thought he talked in monosyllabic
childish phrases, which he does, but there's nothing juvenile
about them. Rather I think they are quite brilliant. He is able
to convey his thoughts to Joe Six Pack, and yet, not talk down to
anyone. He uses rather sophomoric adjectives such
as beautiful this and gorgeous that. Pretty banal, but effective.
Those so-called intelligencia know what he's talking about and
so does Common Man. There is definitly a method to Trump's
And whereas I thought 'The Art of the Deal,' was
one of the worst books I've ever had the misfortune to read, I,
nonetheless read it. Didn't I? If Trump pulls this off, which I
think he does, it will be time to move up the ladder and tackle a
far more difficult job. General Manager of the Red Sox.
