September is a wonderful time to be on the Island and construction is in the air. We had a Buyer who wanted to do a project that included the construction of more than one lot we also had a Seller that had more than one lot. The issue is that the Buyer did not want to pay what the Seller was asking. Time to make it happen.

Team JPFCO works a deal where the Buyer puts down a solid payment for each lot and the windfall is made up by a percentage (agreed upon by the Seller and Buyer negotiated by Team JPFCO) of the sale of each finished product. In the end both the Seller and the Buyer made out. The Seller's percentage plus the original payment was greater than their asking price. The Buyer was able to purchase the properties and turn a profit. As a residual effect of making this deal happen, much needed new products were brought to the market.
